Househunters uncertain about the Help to Buy mortgage scheme can ask the experts when Linden Homes devotes a day to clearing up confusion at its Victory Fields development in the heart of the Cotswolds.

Even with a mortgage as low as five per cent people can secure their property under the government-backed initiative which, since its launch, has made possible more than 15,000 reservations in the UK – including many first-time buyers as well as current owners.

On Saturday November 23rd Victory Fields, near Upper Rissington in Gloucestershire, will host a mortgage professional to talk househunters through the process, crunch the numbers and advise them on the options.

An iPad will be given away as a moving-in present for every customer who reserves on the day and goes on to exchange.

Help to Buy applies to homes worth up to £600,000, so there’s no property at Victory Fields that can’t be considered. And they’ve proved popular: over 70 per cent of the homes released so far have been reserved.

There are two parts to Help to Buy. The first option in for new-build only and works like this: with a government equity loan of up to 20 per cent of the value of the property, eligible buyers only need a five per cent deposit in order to secure a 75 per cent mortgage.

The second Help to Buy option applies to new-build and existing homes and enables a five per cent deposit too – this time through the government guaranteeing the mortgage provider on a proportion of the loan.

Victory Fields comprises over 300 homes located almost equidistant between Cheltenham and Oxford. Buyers will look to Linden Homes’ superior quality and all-inclusive value, as well as the assurance of 10-year NHBC guarantee and two-year customer care warranty.

The new community holds the promise of a new primary school, a village square that will include a local shop, a proposed public house, gym and nursery, and green space dotted with play areas, wildlife ponds and tennis courts.

Main roads link to the motorway network giving access to the M40, the M4 and the M5. The nearest train station is at Kingham, from where services can reach London Paddington in about an hour and a half. The nearest international airports are Birmingham and Heathrow.
