Moving home is an exciting step, and we're here to make it easier. Through our Smooth Move scheme, we'll help you sell your current property and support you every step of the way.

We'll assist in finding the right buyer, cover your estate agent fees and contribute £2,000 towards legal fees and £1,000 towards removal costs.

Once your current home is sold, you'll be free to focus on what matters most: settling into your beautiful new Linden Home.

Once a buyer is found, you can reserve your new Linden Home and, on legal completion, we'll pay the estate agent's fees (with no limit)

How does Smooth Move work?

Found your perfect new Linden Home but still need to sell your current property? We'll aim to help you find the right buyer as well as giving you £2,000 towards your legal fees and £1,000 towards our removal costs.

Smooth Move is an assisted house or apartment sale scheme, designed to help sell your old property quickly so you can make the move to your brand-new home.

We will arrange for one or more estate agents to value your existing property
An initial marketing price for your property along with a specified timescale for sale will be agreed. We'll then put your chosen plot on hold for 6 weeks.
To reduce the stress of selling we’ll instruct an estate agent on your behalf and deal with them during the marketing of your property.
Upon completion of the sale, we'll pay your estate agent fees. We don't put a limit on these agent fees, so you could potentially save thousands of pounds!

A few points to keep in mind:

An adjustment or reduction to the marketing price may be required if the property is not under offer after 3 weeks of marketing. All prices and timeframes to be agreed upfront.

Frequently Asked Questions

If I receive a lower offer, do I have to accept?

No. You can withdraw from our assisted house or apartment sale scheme at any time, but your new home may no longer be reserved.

What's the cost of Smooth Move?

You'll be required to pay a reservation fee, but we'll cover all estate agent fees and marketing costs.

Do Linden Homes deal with all aspects of my property sale?

During the Smooth Move assisted house sale process, an estate agent will be sent by us to value your property, and agree a selling price. We’ll then instruct them to market and sell your current property for you, dealing with them on your behalf. Once a buyer for your current property is found, you can then reserve your new Linden Home. Don't worry about the estate agent fees as we'll pay these on legal completion.

Smooth Move is available on selected new build homes only, subject to contract and eligibility criteria. Acceptance is at our sole discretion. We reserve the right to refuse to agree to Smooth Move and we are under no obligation to give reasons why. To take advantage of this offer you must complete a Smooth Move hold agreement. Offer may be withdrawn at any time prior to entering into a reservation agreement. We may also require evidence of your financial ability to proceed with the purchase of a new home from us. We will instruct local estate agents to undertake independent valuations and marketing advice for your current home before we make an offer on a marketing price for your current home. The realistic offer price may be lower than an initial marketing price and is based on achieving a sale within a specified timescale fixed by us. Smooth Move will not be available if the price you wish to market your current home is higher than our recommended asking price or not in the required timescale.

You confirm and agree:

No party is currently negotiating to purchase your current home
No introduction has already been made by another party to a potential buyer of your current home
Not to instruct another estate agent to sell your current home

You may need to leave a full set of keys and allow access to your current home for accompanied viewings for potential buyers with the appointed estate agents. You agree that we will determine which estate agent is instructed and the terms of that appointment. It is not guaranteed that a buyer will be found for your current home or that any buyer will be willing to pay the desired marketing price. We agree that your chosen new home will be withdrawn from the market and held for you pending a formal reservation. A reservation fee is payable when you reserve your chosen new home and you will need to enter into a reservation agreement with us. If you choose not to proceed or Smooth Move is withdrawn after you have entered into a reservation agreement with us, we will retain up to fifty percent of the reservation fee to cover reasonable administrative costs provided such decision and/or withdrawal occurs after the 14 day period following the reservation date specified in your reservation agreement. You agree only to confirm a sale of your current home with a buyer who can achieve an exchange within the agreed reservation period and who has been financially qualified to proceed with the purchase of your current home. The dates for exchange and completion of your purchase of the new home from us must be the same as those for the sale of your current home. On the simultaneous legal completion of the sale of your current home and the purchase of your new home from us, we will pay the estate agents fees, legal fees contribution and removal fees contribution. Please note your buyer could cancel prior to legal exchange of contracts for the sale of your current home. In this instance, your reservation fee may be at risk if you cannot proceed. We reserve the right to withdraw Smooth Move if an acceptable buyer is not found within the specified timescale. Should we secure a buyer for your current home on your behalf, and you do not proceed to purchase a new home from us, you may be liable to pay all estate agent fees relating to the sale of your current home. This offer is not to be used in conjunction with any other offer, discount, promotion, or scheme. Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it. Subject to individual lender terms and conditions. References to “we”, “us” or “our” are to the part of the Vistry Group (including Linden Homes, Bovis Homes, Countryside Homes or one of Vistry’s joint venture companies) from which you are intending to purchase a new home. References to "you” and “your” are to the prospective buyer or buyers of a new home from us.
