The new Help to Buy 2021-2023 Scheme

The new Help to Buy 2021-2023 scheme is now in place meaning that Help to Buy is now exclusively for first-time buyers on new build homes. You could still borrow up to 20% of the cost of a new build home (or 40% in London), but regional caps have been introduced, leaving you to spend between £186,100 and £437,600 on your new home (or £600,000 in London), depending on where it’s located. Help to Buy scheme – Here’s How It Works

The Help to Buy scheme is a government-backed equity loan that allows first-time buyers in England to purchase a newly constructed home. The scheme is applicable only to your main residence in which you live and cannot be used to purchase a second home. A deposit of at least 5% of the purchase price is required. You can borrow up to 20% of the purchase price (or 40% in London). This amount is interest-free for the next five years.

Can I buy any home with Help to Buy?

Help to Buy is available to first-time buyers on new build homes across England but is subject to maximum price caps in different areas. Please see illustrative map for more details.

Can everyone get Help to Buy?

Help to Buy is now exclusively for first-time buyers, and there is no maximum income cap.

Are there any fees to pay?

The Help to Buy equity loan is interest free for 5 years. After that you pay a fee of 1.75%, rising each year by 1% plus the RPI. You may also have to pay mortgage arrangement fees.

Are you a member of the Forces?

If you are, as well as Help to Buy, there is an additional incentive available for members of the Forces.

Terms & Conditions


Credit is secured against your home. *Subject to status, Help to Buy Terms & Conditions and available on selected properties in England only. Eligible applicants will be offered an equity loan up to a maximum of 20% of the purchase price (based on the open market value). Applicants are required to fund at least 80% of the purchase price by means of a conventional mortgage, savings/deposit where required. The equity loan is provided by Homes England and held as a second charge. This offer is not available in conjunction with any other promotion. Full details will be provided on request.
