Nearly one in 10 Help to Buy equity loan deals in the Aylesbury Vale district have been agreed at award-winning Linden Homes’ Exemplar Park development.
The latest government figures show that between April 1st 2013, when Help to Buy was launched by Chancellor George Osborne, and August 31st this year, 347 homes were bought in the Aylesbury Vale under the equity loan part of the scheme.
Twenty-eight of those have been at popular Exemplar Park, located on the edge of Aylesbury – making up a significant 8.1 per cent of the district’s total Help to Buy equity loans.
Those 28 deals also make up 30 per cent of the homes sold so far at Exemplar Park itself, highlighting the local popularity of the scheme aimed at helping people to climb the housing ladder.
Help to Buy equity loans are limited to new-build properties worth up to £600,000. With a government equity loan of up to 20 per cent of the value of the property, eligible buyers only need a five per cent deposit in order to secure a 75 per cent mortgage.
Steve Garton, Linden Homes Thames Valley sales and marketing director, explained why Help to Buy and Exemplar Park had been such an attractive combination for the Aylesbury Vale property market.
“Exemplar Park is well known around the area as a popular neighbourhood,” he said. “The beauty of Help to Buy is that it’s given a hand up to people who just needed that little extra boost to secure their dream home.
“The attractions of Aylesbury and the surrounding countryside mean the neighbourhood is drawing a range of customers varying from first-timers looking at the two-bedroom houses, to investors seeking quality properties they know they will be able to rent out quickly.
“It’s perfectly placed for commuters too thanks to two train stations nearby and journey times into London of about 65 minutes. There are also good road links to the M25, the M1 and the M40. Milton Keynes and the city of Oxford are both less than 25 miles away.
“Downsizers have also been showing a keen interest because Exemplar Park is close to town and our homes are high quality and low maintenance, with high energy efficiency.”
He added: “But these superb properties won’t be available forever – once they’re gone, they’re gone. We’re advising people to register with us soon to avoid missing out. I’d urge people to come and visit.”
There are just 20 homes left for househunters to snap up in the final phase of Exemplar Park which features a thoughtful layout of high quality two, three and four-bedroom properties.
Exemplar Park is part of the Berryfields consortium, boasting employment opportunities, a food store and 10 other smaller shops, plus three new schools – one of which will be a state-of-the-art academy.
Recently moved-in couple Colin (67) and Jackie (66) Pettit didn’t use Help to Buy, but it was Linden Homes’ quality that attracted them to their new three/four-bedroom end-of-terrace townhouse.
Jackie said: “We actually had our names down with another company at Berryfields and also looked at another company’s homes – but when we came to Linden Homes it was just spot on. I’m really glad we are with them.
“We have looked in this area before but when we came here we saw it was brand new and lovely. We came over here and met Andrew and Tina, the sales executives, and I thought, ‘Good – I like this place’.
“Aylesbury is a smashing town – especially as you get older. It’s a five-minute walk to the station and we only have to walk across the road to catch a bus. We have lovely people around us here and you only have to go a little way and you have open countryside.”
