Help To Buy - Helping You To Buy Your Dream Apartment At Nash Mills Wharf

Louisa O’Brien is the proud owner of a two bedroom apartment on the first floor of Linden Homes’ beautiful Nash Mills Wharf development near King’s Langley and Hemel Hempstead in Hertfordshire.

Louisa, the manager of the Enfield Waitrose store, moved into her brand new home in July.
She was already very familiar with the area as she had lived just down the road with her parents who live a mile from Nash Mills Wharf.

She began looking for her own place a year ago. At around that time, her parents happened to have a brochure for the Linden Homes’ apartments lying around:

“I flicked through the brochure assuming I wouldn’t be able to afford a brand new two bedroom home in the Hemel Hempstead area. I was just curious. But the apartments looked really nice. I was lucky enough to have my parents to help me with the deposit, but even then I didn’t think they were within my price range.”

In February this year Louisa and her mum Elaine decided to see the show apartment for themselves – and to get some accurate ideas on what it might cost to buy one.

Once they were at the sales and marketing suite, the Linden Homes’ sales executives explained the Help to Buy scheme*.

The Help to Buy equity loan means that the Government will lend you up to 20% of the cost of your brand new home, so you’ll only need a 5% cash deposit and a 75% mortgage to make up the rest. There are no loan fees on the 20% loan for the first five years of owning your home.

With Help to Buy, suddenly Louisa’s dream of owning one of the beautiful Nash Mills Wharf apartments seemed closer to reality:

“I fell in love with the apartment when I saw it. But it wasn’t until I’d called the New Homes Helpline that I realised that I might actually be able to own one: The adviser on the phone did some calculations and told me I could afford the apartment.

“Mum and I decided to pay the deposit that day – we didn’t want to miss the opportunity. We didn’t even have time to tell my Dad!”

Louisa says that from then on, the whole procedure was quite straight forward:

“The entire process was all pretty seamless: I used the mortgage broker and solicitor recommended by Linden Homes. They all spoke to one another very efficiently, in fact, it felt like all I had to do was provide a few details and turn up on moving day!

“I am so pleased with my apartment. It’s on the first floor and has its own terrace: I really wanted somewhere with some outside space and that’s what I’ve got. It’s a very sociable apartment - I love having my friends round.”

And Louisa says she would recommend Help to Buy to her friends:

“I think it’s a good thing: I couldn’t have afforded to buy my apartment at Nash Mills Wharf without it. It has proved to be a really big help. I couldn’t have done it without Help to Buy.”
