SAVING YOU MONEY
According to the Home Builders Federation, on average, energy bills for new build homes are 58% cheaper. The monthly average energy bill for a new build property is £109, whereas the bill for existing property is £245 – that’s a saving of £140* per month or £1,685 per year. Those that buy a new build house specifically see even greater annual savings of £2,195. It's thanks to A-rated boilers, low energy LED lighting, smart thermostats and installing appliances with high efficiency ratings.
GREEN MORTGAGES
By buying a new energy efficient Linden Home you could take advantage of exclusive ‘Green’ mortgage products. A mortgage lender could offer lower interest rates on properties that carry an energy performance certificate or a predicted energy assessment rating of A – C. Think of it as a reward for buyers who are purchasing an energy efficient home. All our standard homes have a rating of A or B so this type of mortgage may be ideal if you are looking to purchase a new build home.
KEEPING YOU COSY
Unlike older properties, our homes come with high efficiency double glazing as standard, letting plenty of light and warmth in while minimising heat loss and reducing the amount of noise you’ll hear within your home. Not only do they keep you cosy they also reduce the amount of external noise that you’ll hear within your home.
Additional roof and floor insulation are among the other unseen features included with our homes that will help reduce the costs of keeping your home warm in the winter months, while also keeping you cool in the summer.
REDUCING WATER USAGE
Our kitchens and bathrooms incorporate water saving measures, without compromising on style or functionality.
These features mean our homes use up to 20% less water* than the UK average. Our taps and showers use aerated technology to provide the feeling of a strong flow, whilst using less water. Plus, our dual low flush toilets use the minimum amount of water to ensure less waste.
*Average Linden home uses 100-110 litres/person/day compared to UK average of 140 litres/person/day according to the Energy Savings Trust

One of the town’s most popular tourist attractions is the promenade at the bottom of Knaresborough where it adjoins the River Nidd. With views decorated with brightly painted rowing boats, this is a lovely place to visit and take a stroll.
The stunning natural phenomena of Mother Shipton’s Cave and the nearby petrifying well are a must-visit. With the water being rich in minerals, the objects hanging from the well appear to turn to stone over time. This was historically believed to have been caused by the witchcraft of Mother Shipton, a local soothsayer and prophetess who was born in Knaresborough in the 14th century.
The ruins of Knaresborough Castle are a famous local landmark offering spectacular views from its hilltop location. The parkland surrounding the castle offers the opportunity for scenic walks.
Nidderdale Area of Outstanding Natural Beauty (AONB) can be reached in just over 50 minutes by car from Castle Gate, making this an ideal destination for a family day out. This amazing landscape offers exhilarating windswept moorland, steep river valleys, peaceful woodlands and tranquil expanses of water. There are National Trust sites within the area including the scenic Brimham Rocks, and walking trails including the popular Studfold Trail allowing for exploration of this stunning natural landscape. Visitors are spoilt for choice when it comes to trying many exciting activities at Nidderdale like caving, kayaking, horse riding, or fishing. There are several picturesque villages in this area too, and so lunch in a cosy, welcoming traditional British pub is never far away.
The spectacular River Nidd, a tributary of the River Ouse, is a wide, tranquil waterway offering picturesque walks along its banks, and the opportunity to spot a variety of local birdlife - the majestic kingfisher, as well as herons, blue tits, goldcrests and sparrowhawks all call this area home. Scenic walks take visitors under the soaring arches of the impressive Knaresborough Viaduct. Dating from 1851, it was built using local stone from the Nidd Gorge and at 24 metres high it is quite the feat of engineering and a great source of pride for the local community.
If retail therapy is more your thing, the cosmopolitan city of York is an easy 30-minute drive from our properties for sale in Knaresborough and offers a fantastic range of shopping opportunities as well as an array of museums and galleries. Visit historic York Minster, get lost in York maze, or take in an entertaining show at the theatre. A stroll through The Shambles, a historic street with overhanging medieval buildings, allows for leisurely browsing in the many independent shops, and the selection of restaurants include fun street food pop-ups as well as high-end cuisine.
For those families with young children, Knaresborough offers a selection of nurseries making childcare in the local area easy. The nearest primary school is also less than a mile away; Aspin Park Academy, which has been Ofsted-rated ‘Good’ accepts children from 5-11 years of age and is part of the Elevate Multi Academy Trust. For older children, King James School, Ofsted rated ‘Good’, is a mixed comprehensive secondary school for pupils from 11-18 years of age, which also has a popular sixth form. Slightly further afield is Henshaw College in Harrogate, a specialist school for pupils aged 16-25.
The A59 and the A1M are within easy reach of Castle Gate, so travelling to and from Knaresborough by road is straightforward. Harrogate is 20 minutes away, driving to York takes 40 minutes, and Leeds is a 45-minute drive away. There is also an excellent local bus service. Alternatively, situated between Leeds and York, the attractive Knaresborough train station is a Grade II listed station and provides regular rail transport links to a variety of local destinations on the Harrogate Line.
