1. How much deposit do you need for a house?

New build homes are often more affordable than older properties due to incentives from housebuilders and mortgage provider rates. To assist you in making your new home purchase, we offer a variety of schemes across our North West developments.

For example, you might be able to buy a Linden home with just a 5% deposit. The Deposit Unlock Scheme, created exclusively for selected new build homes, enables first-time buyers and existing homeowners to borrow a maximum mortgage loan of up to £750,000 with just a 5% deposit.


2. Are new build homes a good investment?

NHBC, LABC, or Premier provide a 10-year new build home warranty on all Linden Homes. In addition, we personally provide all buyers with a 10-year warranty for added peace of mind. This includes a 2-year warranty supported by your regional customer service team.

The financial benefits of these warranties will give you peace of mind about your long-term investment. New build homes in the North West also offer particularly good investment opportunities due to the combination of affordable prices and the high growth potential in the region.


3. Are new build homes freehold?

All new build homes sold on the open market in the UK are freehold properties. This means that homebuyers own both the home and the land it's on outright and indefinitely. It also means that they are responsible for the upkeep of both the property and the land.

Shared ownership homes are nearly always leasehold at the start. Once you own 100% of the property, you may have the option to purchase the freehold.


4. Do new build homes come with appliances?

The appliances in our homes vary across our different house types and developments. Most of our homes include a kitchen appliance package with an oven, hob, and extractor. Some homes, particularly those that are already built and ready to move into, may include additional appliances. Our sales consultants can provide you with information about our current appliance package offers.


5. What is the process of buying a new build home?
