Waverers Will Miss Out On Beautiful Boxgrove Gardens' Last Homes
07 May 2013

Just three homes are left in the final phase of Linden Homes’ showpiece Boxgrove Gardens development, which has rapidly become one of Guildford’s most desirable new neighbourhoods.

To unveil to wavering buyers what they risk missing out on, a stunning new show home has just been launched at Uplands House – a faithfully restored grand Victorian building featuring five luxury apartments, of which only three are left.

The exemplary two-bedroom, first floor apartment has been beautifully decorated to highlight the quality and style that runs throughout Boxgrove Gardens, thanks to contemporary and characterful architecture from award-winning John Thompson & Partners.

Boxgrove Gardens is less than a mile from Guildford’s bustling High Street and comprises one and two-bedroom apartments and three, four and five-bedroom signature homes.

Airy roof conversions, timber detailing, spacious balconies, and floor to ceiling windows are surrounded by lush, green, modern gardens and framed by mature trees and shaded, winding walkways.

As yet another incentive, stamp duty will be paid on reservations made before the end of April by fast-moving buyers not taking advantage of the government-backed Help to Buy initiative.

At Uplands House, as well as the show home there is a stunning two-bedroom-bed duplex apartment and a well-appointed one-bedroom apartment on the second floor. All enjoy high ceilings and exclusive finishing.

The building also boasts over a century-and-a-half of history. It was first inhabited by W.W. Pocock in the 1860s, a Liberal candidate for Guildford, and later inhabitants included a veteran general from the Napoleonic wars and Southwark MP Colonel Marcus Beresford.

Its respectful restoration by Linden Homes marked the final phase of Boxgrove Gardens, which enjoys Guildford’s fantastic transport links to London with frequent trains reaching Waterloo in as little as 38 minutes.

The location provides the perfect balance of rural peace with city convenience as, with easy access to The Downs, residents have the countryside on their doorstep. It is also perfectly positioned for families in Guildford’s ‘Golden Triangle’ featuring three desirable schools.

Linden Homes Guildford managing director Peter Youll said: “It’s not hard to see why Boxgrove Gardens has been such a success. Beautiful design, green surroundings and an ideal location have drawn buyers from far and wide.

“I hope anyone who is considering a move to Boxgrove Gardens comes to visit our show home and the development soon so they can see for themselves why there are so few properties left. Don’t leave it too late!”

To people struggling to build up funds, the government-backed Help to Buy initiative can give extra support – even to those with a deposit as small as five per cent. It applies both to first time-buyers and people looking to move further up the property ladder.

It works by the government providing an equity loan of up to 20% of the value of any new-build home worth up to a maximum of £600,000. This can be repaid at any time or until the home is sold.

With the equity loan added to their deposit, buyers are in the easier position of effectively only needing to agree a 75 per cent mortgage from a bank or building society to secure their dream home.

Linden Homes Part Exchange scheme is also available to take the hassle out of moving. Eligible home-hunters simply choose from a selected range and within seven days a valuation on their property will be made by three local estate agents and a cash offer made.

To make it even quicker, Linden Homes advises customers to use its preferred solicitor and mortgage broker. The only thing then left to do is set a move-in date and pack up your belongings.
