Spring Into Househunting At Victory Fields' Question Time Event
12 Mar 2015

Longer days and brighter weather usually tempt more people onto the market and at award-winning Linden Homes’ Victory Fields development in the Cotswolds there’s the chance for househunters to get the answers they need to secure their dream property.

On March 14th experts will be on hand at the site near Upper Rissington to offer free advice on mortgages, part exchange options, house valuations, tips for a quick sale and to guide visitors around the show homes and landscaped streets of the growing community.

Located in an Area of Outstanding Natural Beauty almost equidistant between Cheltenham and Oxford just 45 minutes’ drive away, Victory Fields is transforming a former airbase of the RAF’s famous Red Arrows.

The collection of 350 homes centres on a village square surrounded by landscaped grounds dotted with play areas, sports fields, wildlife ponds and tennis courts. A new primary school and village hall will be completed this spring, and retail and leisure amenities are planned.

And as the bulbs start to bloom, Adam Champion, of the independent New Homes Mortgage Helpline, believes conditions make now the right time to be asking questions to get the best deals to secure the perfect home.

He explained: “According to the Bank of England, interest rates look set to remain at historically low levels as the property market continues to grow in the UK. Many lenders are offering very competitive fixed rates too and we’ve seen more rate cuts recently.

“For example with a 10 per cent deposit you could secure a 4.69 per cent two-year fixed rate mortgage with a 25-year term on a four-bedroom Marham home at Victory Fields with monthly payments of £1,657.26.

"The government Help to Buy scheme is also proving popular in helping buyers move up the property ladder. Under the scheme, the government provides a five-year interest free equity loan of 20 per cent of the purchase price, allowing homebuyers to put down just five per cent of their own money to create a combined mortgage deposit of 25 per cent.

“A substantial deposit of this size could secure a very attractive two-year fixed rate mortgage of 1.89 per cent, with a 25-year term, on a Marham and monthly payments of £1,020.01.”

He added: "We’re also seeing many buyers benefitting from the recent Stamp Duty Land Tax reform rules, which means a saving of just over £3,500 on a £324,950 purchase price. With such competitive mortgage offers, savings on Stamp Duty and schemes such as Part Exchange offered by house builders, it really is the perfect time to buy a new home."

And to cut out the anxiety of property chains, estate agents’ fees and bothersome viewings, Linden Homes’ Part Exchange scheme will purchase buyers’ old property at full market value. All the customer has to do is get packed.

Steve Garton, Linden Homes Thames Valley’s sales and marketing director, said: “Brighter weather, longer days and the good mortgage deals mean this spring is a great time to get househunting. Drop in to Victory Fields and have your questions answered.”

From Victory Fields, main roads link to the motorway network giving access to the M40, the M4 and the M5. The nearest train station is at Kingham, from where services can reach London Paddington in about an hour and a half. The closest international airports are Birmingham and Heathrow.
