Linden Homes has combined some of the best incentives and schemes currently available to make it as easy as possible to buy a new home at its innovative and stylish Northfields development in Colchester.
It is offering a chance to take advantage of the Government’s new Help to Buy* scheme, which was announced in March, as well as offering to pay the stamp duty on selected homes.
Help to Buy is a Government backed equity scheme that enables buyers to purchase a new home with just 5% deposit and a 20% Government equity loan – a loan that can be repaid at any time within the first 25 years.
You provide the 5% deposit; your mortgage company lends you 75% of the value of the house, leaving 20%, which is the portion that the Government will lend to you - interest free - for five years. It applies to any home valued at £600,000 or less.
Often, buyers are so focused on finding the deposit they need that they may forget some of the other costs associated with buying a home – stamp duty for example.
Adam Champion from the New Homes Group says a new scheme has been prepared to alleviate the problem of Stamp Duty for some buyers:
“We are unveiling a new scheme that has been created in conjunction with Halifax. The scheme means, in addition to the Help to Buy scheme, there is also an opportunity for your Stamp Duty to be paid for you. This is available on new homes up to the value of £250,000 as long as you complete before the 8th July 2013.”
