Local Homes For Local People - An Update

The Boslowen site, which is opposite Tesco and was previously the location of the old Holman Brothers factory, is creating much needed housing for the local community. Work started on the first phase of Linden Homes’ new homes development in 2010 and will be completed in 2012. The full development will include 396 new homes, spread over four phases of construction and will comprise a range of apartments, coach houses plus two, three and four bedroom houses, which will be available for outright purchase, shared ownership and rent.

For those interested in living in one of the affordable homes at Boslowen (which are owned and managed by Devon and Cornwall Housing), these are very much for local people and there is a clear system in place which needs to be followed.

First of all, anyone who is interested in affordable housing whether it is for rent or Homebuy needs to ensure that they are registered within Cornwall Council’s Homechoice Register.

At Boslowen, the affordable homes are limited to people from the old Kerrier District where the applicants must have a strong local connection.  A strong local connection in this case could be any of the following:-

  1. They were born and educated in the Kerrier District where they were under the age of 18 years
  2. They live in the Kerrier District for at least five years
  3. They have lived in the Kerrier District in a previous period for at least five years
  4. They have worked in the Kerrier District for at least five years.

The Council has the final say on who is nominated for the homes, which in this case is restricted to persons to have lived or worked in the Kerrier District for at least five years.

In terms of units for sale at Boslowen, there are one bedroom apartments, plus three and four bedroom homes. The Government’s FirstBuy scheme is available on selected homes, on hand to first time buyers with a combined income of less than £60,000 per year – making home ownership more achievable.

Homebuyers will receive a loan of up to 20% of the purchase price of their chosen home, which will be jointly funded by Linden Homes and the Government. The loan is interest free for five years and then just 1.75% interest per year plus 1% each year thereafter. Buyers then own 100% of their new home and only need to provide a five percent deposit and secure a 75% mortgage.

Linden Homes is also interested in hearing from local businesses regarding the commercial units which it will also be delivering.
