Once you agree the offer, and subject to satisfactory surveys, Linden Homes becomes your cash buyer, freeing you up to put in a reservation on your new home.

After that, it's a case of setting a moving-in date, boxing up your things, and basking in the relief of a quick chain-free move to the home of your dreams. You can stay in your existing home until your new one is ready.

However, If this isn't the right option, then Smooth Move could be an alternative. Perfect for those who are looking to downsize or ‘side stepping’, Linden Homes will sell the existing home leaving you to secure a new home – again, with no burden of estate agency fees.

First time buyers meanwhile can opt for the Help to Buy: Equity Loan scheme. Changes to the scheme in December 2020 saw the introduction of regional price caps.

The new rules say that first-time buyers can use scheme if they are spending up to £228,100 on a new home across the Yorkshire developments and up to £261,900 at developments in Lincolnshire – with many styles of Linden Homes new build properties eligible.

Through the incentive, customers require a minimum five per cent deposit. The government will lend buyers up to 20 per cent of the value of their property through an equity loan, which can be repaid at any time, or on the sale of their home. Buyers will only need to secure up to a 75 per cent mortgage from a bank or building society.

And there is even more chance to fall head over heels in love with a new home, with purchasers saving up to £15,000 on the price under the Government’s stamp duty holiday available on properties under £500,000. And there is still time to save on Stamp Duty, as the scheme runs until the end of March 2021.

With the housing market remaining open during the current lockdown, there is a chance for buyers to reap even more benefits of a new dream home at locations in North, South, East and West Yorkshire as well as developments in North Lincolnshire.
