First Homes Go On Sale At New Developments In Didcot And Sutton Courtenay

The first homes have been released onto the market at two new housing developments in Didcot and Sutton Courtenay.

Linden Homes is building 63 new homes at Didcot Grove, located off Didcot Road at the eastern edge of Harwell, along with 91 new houses at Orwell Park, on brownfield land off Appleford Road in Sutton Courtenay.

Linden Homes, which is part of the Vistry Group, will deliver 41 properties for private sale and 16 affordable homes for rent or shared ownership at Didcot Grove. This includes a mix of one to five-bedroom houses and apartments.

Vale of White Horse District Council granted planning permission for Didcot Grove on a 6.6-acre parcel of land in June 2021.

At Orwell Park, there will be 59 houses for private sale and 32 affordable homes for rent or shared ownership. The development also includes one to five-bedroom homes.

Orwell Park is being built on a 7.2-acre brownfield site which was once home to a plant and machinery hire depot. These 91 new properties will complete the redevelopment of the site, bringing the total number of new homes to 195.

Alix Laflin, Marketing Manager for Linden Homes Thames Valley, said: “After a careful and considered planning process for both sites, releasing the first homes onto the market at Didcot Grove and Orwell Park marks an exciting milestone.

“There has already been a high level of interest in the new homes at both developments. As building work progresses, the mix of property types will grow to enable people to move onto ?" or along ?" the housing ladder in a home that suits their needs.

“Didcot Grove is ideally placed on the edge of town and on the border of Great Western Park, which is a significant extension to Didcot that has brought several new primary and secondary schools along with new health centres, community facilities, sports pitches and recreation space. The proposed mixed-use development Valley Park is also set to bring further community facilities to the town.

“Orwell Park boasts a charming setting between Abingdon and Didcot, meaning buyers can make the most of both towns’ excellent facilities while living in a village location.
“Both developments are convenient for people needing to travel to Oxford and Reading, and this is expected to drive demand.”

As part of the planning agreement for Didcot Grove, Linden Homes is to invest over £1.3 million in the local community. This includes £874,078 in education contributions, £64,051 in travel contributions, a £34,271 village hall contribution and over £18,036 toward youth activities.

Linden Homes will also be investing £314,808 toward sports facilities, £17,840 toward biodiversity and £14,136 toward waste and recycling.

In line with the planning agreement for Orwell Park, the developer is to provide contributions of £629,157 to the local authority, including contributions toward street naming, public art, highway maintenance and infrastructure.
