Construction Work Is Now Complete On A Housing Development At The Western Edge Of Sawtry.
26 Aug 2021

Linden Homes has built 80 new homes at Bowlands Place, on land north of Gidding Road and east of Glebe Farm around 300 metres from the centre of the village.

The housebuilder, part of Vistry Group which comprises Linden Homes, Bovis Homes and Vistry Partnerships, has now handed over the keys to the final properties at the development.

Planning permission to develop the site, which was allocated for housing in Huntingdonshire District Council’s Local Plan, was granted in April 2017.

A mix of three, four and five-bedroom houses were built for private sale, including 16 homes sold via the heylo Home Reach scheme, with a further 32 of the 80 homes being allocated as affordable housing for rent or shared ownership.

Almost a third of the nine-acre site has been provided as green space, featuring a children’s play area, pond, wildlife habitat and a buffer along Sawtry Brook at the north-western edge of the development.

Jason Colmer, sales and marketing director at Linden Homes Eastern, said: “Bowlands Place has delivered a varied mix of private and affordable homes to meet the demand from people in Sawtry and the surrounding area.

“Properties at the development range from five-bedroom detached houses for growing families to one-bedroom houses designated as affordable housing.

“The site is in a rural location at the western edge of Sawtry, and we have taken great care to ensure Bowlands Place provides a sensitive transition between the open countryside and the built-up settlement, forming an attractive and distinctive gateway to the village.

“The 2.8 acres of green space on the site far exceeds the amount we were required to deliver under the terms of the planning consent. The landscaping we have provided, as well as the new pedestrian and cycle routes, has created an enhanced public space alongside Sawtry Brook which can be enjoyed by residents now and in the future.

“Building materials have also been chosen carefully to ensure the new homes reflect the existing character of the village. Properties at Bowland Place have been constructed in buff brown brick, while a select number of homes have been finished in white render to add variety to the street scene.”

Bovis Homes, also part of Vistry Group, is building 295 homes at its Judith Gardens development on land south of Gidding Road, opposite Bowlands Place. A selection of three and four-bedroom homes are currently available.

Linden Homes is also currently building new homes in Highfields Caldecote, near Cambridge. Work has begun on the first phase of All Angels Park, a development of 66 homes on land off Highfields Road. A range of two, three and four-bedroom houses are currently available.
