Land south of St Margaret's Cross
Langham

Overview

As you may know, Linden Homes has acquired an interest in the land south of St Margaret’s Cross, Langham and has recently submitted a planning application to Colchester Borough Council (Application reference 191830).

Following the consultation held last year, Linden Homes reviewed all feedback received and has worked closely with planning officers at Colchester Borough Council and statutory consultees to address comments, which has resulted in some changes to the proposed development. The plan now includes the development of 50 new homes (including 20% affordable), a new car park for Langham Primary School to assist parents and staff members commuting with children and an attractive new ‘village green’.

The Site forms part of a draft allocation within Colchester Borough Council’s emerging Local Plan meaning that the principle of development is considered to have been established. The application is expected to be determined in autumn 2019.

The Site

The site is situated in the village of Langham and forms part of a draft allocation within Colchester Borough Council’s emerging Local Plan (Policy SS9). Following the consultation several changes have been made, including a reduction in the number of homes proposed from 53 to 50, the relocation of the public open space to improve its integration with the adjacent countryside, and the provision of a footpath.

The design includes an attractive mix of 50 new terraced, detached and semi-detached homes with building heights ranging from 2-2.5 storeys and 1-5 bedrooms across the residential development.

Additional features of the proposal include:

  • Delivering 20% affordable homes on site, providing homes for people on the housing waiting list.
  • Delivering a new car park for Langham Primary School to assist parents and staff members commuting with children.
  • Providing a high-quality design and architectural variety in keeping with the existing properties in the village.
  • Delivering an attractive new ‘village green’.
  • The development is designed to have minimal impact on existing frontage along School Road.
  • Providing a comprehensive package of financial contributions.
