Overview

Linden Homes has acquired an interest in this site and will shortly be submitting a reserved matters planning application to Wealden District Council (WDC). Outline permission for up to 119 new homes on the site, with access, was granted by WDC last year (WD/2017/2197/MAO).

Whilst access into the site and the maximum amount of development have been determined, there remain a number of further elements that need to be approved before development can start, most notably the finalisation of the design, layout and appearance. Our team has been preparing a scheme that is in line with the already approved elements of the site.

We are proposing a design, layout and appearance in keeping with Crowborough and the surrounding High Weald Area of Outstanding Natural Beauty. We are keen to share our proposals with the community and to receive your feedback. While we cannot meet face-to-face to discuss our plans, we still want to take every opportunity to find out what you think.

The site is located on the northern edge of Crowborough, to the north of the A26 and to the east of the Leisure Centre. The site is bordered by mature trees and hedgerow, with existing access onto the A26. A number of mature trees and hedgerows are present within the site that have the effect of sub-dividing it into 4 fields.

Layout

The proposals will deliver a high-quality residential development of approximately 119 new homes and affordable homes within an attractive landscape setting, providing a range of benefits including extensive public open space. 

What the plans include

  • The site has the capacity to accommodate 119 new homes alongside significant public open space and green landscaping.
  • A mix of housing types and tenures can be provided of 1,2 and 3-bedroom market housing, as well as affordable housing to meet local needs.
  • A large parcel of public open space will be provided to the east of the site, which could include a circular walk and supplementary fitness trails.
  • A new children’s play area will be provided in the heart of the development. 
  • The retention of all existing trees on site.

How the plans have changed

Linden Homes is proposing several changes to the plans that received outline consent in 2020.

Key changes include:

  • Relocating the play area away from the public open space into the heart of the development.
  • Increasing the amount of green space within the development.
  • Re-orientating the new homes along the north western boundary to front on, rather than back on, to the existing trees.
  • Re-designing the housing to the south west of the site to reflect the presence of an existing power line.

Linden Homes acquired this site from Fairfax Aquisitions, following the granting of outline planning permision in September 2020 for the development of 119 homes on the site. 

Whilst access into the site and the maximum amount of development on site have been determined and approved, there remain a number of further elements that need to be approved by the Council before development can occur, most notably the finalisation of the design, layout and appearance.


Work has therefore been ongoing to prepare a scheme that will accord with the already approved elements of the site, and deliver a development that has a design, layout and appearance in keeping with Crowborough and the surrounding High Weald Area of Outstanding Natural Beauty.

Linden Homes is undertaking this consultation exercise to hear your thoughts on the proposals for the site, and to help shape the plans ahead of submission to Wealden District Council.

 

The Team

Linden Homes is a national housebuilder with a reputation for building award winning homes across the UK. We have a network of regional offices from Exeter to Newcastle; this project is being managed by our team based in West Malling.

The Site

Benefits

New homes

The site will deliver 119 high quality new homes, 35% of which will be much needed new affordable homes. 

High quality design

Linden Homes has designed a high quality scheme, which is sympathetic to neighbouring properties and fully in line with the Wealden Design Guide. The plans have been designed to reflect the local vernacular, including a large proportion of detached homes. 

A new children's playground 

Linden Homes will be delivering a new children's play area at the heart of the site for use by children in both the existing community and new development. 

Public open space 

A large parcel of public open space will be provided to the east of the site, which could include a circular walk and supplementary fitness trails.

Upgraded bus stops, and improved pedestrian links 

The scheme will upgrade two bus stops on Eridge Road and will include a pedestrian link from the development south-eastwards through the open space provision to connect directly to the eastbound bus stop.

Enhancing wildlife 

Linden Homes is proposing a series of measures to protect and enhance wildlife on site, including:

  • Installing dormouse nesting boxes in the retained hedgerows.
  • Protecting all hedgerows from lighting impacts, ensuring the suitability for wildlife such as bats and dormice is maintained.
  • Retaining and managing the wildlife in the existing pond in the north of the site.
  • Creating a new pond in the south east of the site.
  • Wildflower planting throughout the site will benefit pollinating invertebrates and will provide shelter for reptiles.
  • Two hibernacula suitable for reptiles and amphibians will be created.
  • Fencing between and around gardens will have gaps suitable for hedgehog to pass through to enable foraging throughout the site.
  • 13 bat boxes will be installed on suitable trees.
  • 13 bat tubes will be installed within the masonry of new walls.
  • 10 swift nest boxes, 10 house martin artificial nests and 10 sparrow nest boxes will be installed.

Next steps

Linden Homes is planning to submit a Reserved Matters planning application to Wealden District Council in March 2021. 

The District Council will then conduct its own statutory consultation before determining the application later this year. Once the plans are validated by the Council they will be available to view on the planning portal.
