Part Exchange Unlocks 16-Day House Purchase For Couple

The thought of moving home can seem an all too daunting prospect for many, with the hassle of selling your current home as a major barrier. That was the case for married couple, Chloe and Dave Beminster (both 28) who had decided a move from their 2 bedroom flat in Molesey but despite numerous viewings on their property, failed to secure any offers on their home.

Chloe explained, “We had decided that we needed more space. Although our flat had done us well for about seven years, it was on the first floor with stair access outside which was not ideal and particularly frustrating when carrying shopping. We wanted to find a new home and one that would allow us to focus on having a family.”

Having lost faith in selling their home, Dave and Chloe’s best friend stumbled across River Walk in Fetcham, a small collection of two, three and five bedroom homes, so they decided to take a look. Chloe and Dave were instantly impressed upon arrival to the development. Chloe said, “We hadn’t considered buying a new build home up until that point, but as we came down the lovely winding lane we thought ‘wow, it’s so lovely!’ To be honest, we didn’t think we would be able to afford it as it was so idyllic.”

When they arrived, Chloe and Dave were shown around plot 26 and were really impressed with the very high standard of the homes. Chloe describes how the property instantly felt like home: “The sales assistant, Lynne, showed us the house and we fell in love with it. It’s on the end of the road so its lovely and private, and through talking to Lynne we realised we could customise the flooring etc to make it the home we wanted. The size of the home really appealed to us and the doors spilling out onto the garden is something we have craved since living in our first floor flat. The setting is stunning too; there is a lake and we are surrounded by trees, so it is very nice and green. There’s are only 26 homes, so not a huge development which we really liked.”

As with most buyers, location was a key consideration for the Beminsters: “I work in Stoke D’Abernon as a Nanny and Dave needs access to the M25 for his work, so River Walk in Fetcham is ideal for us to get to where we need to be. We also have family close by in Esher so being able to visit them easily was a really important factor for us. We weren’t familiar with Fetcham before, but it’s a beautiful village location and has everything you ever need including lovely shops, and handy things like a Sainsburys local, a Boots, a doctor in Bookham. There’s also some lovely restaurants and the homes are within walking distance of a pub – The Bell – which is lovely.”

Having viewed the house, Chloe and Dave sat down with the sales team to discuss their options and talked through Linden Homes’ Part Exchange scheme. Chloe described how easy the scheme was to proceed, “It was just so quick and easy; three agents in the area valued our home and Linden Homes came back with the figure of £285,000, which we were so happy with as it was in the region of what we had been asking for. This meant that Linden Homes became our guaranteed buyer, so we didn’t have to deal with any agents. Also, just not having to keep your house spotless for viewings was a relief in itself; Linden Homes took care of it all. They even went to the trouble of couriering our documents and arranging a two-week grace period, so we could move out of our current home really easily.”

Time really was of the essence with this house purchase with the Part Exchange scheme allowing for a pain-free, quick transaction. Chloe explained, “Literally from reservation of our home to completion, the whole process took just 16 days! We were just amazed! I can’t fault any part of the process; if it wasn’t for Linden Homes’ Part Exchange scheme, then our property might still be sat on the market and we’d still be unhappy.”

Further to getting the keys, Chloe and Dave were able to move into their new three-bedroom home and enjoyed the first evening in the property on New Years Eve, welcoming in the year with bubbles and an Indian takeaway. And the home is everything they wanted and more in their next property. Chloe said: “We are loving our new home. It’s so wonderful having so much space. I do shellac nails from our home in the kitchen where we’ve already set up a new breakfast bar; and having two spare rooms means we can have people to stay, really easily. Our cat Tinka is loving exploring and has made herself at home.”

For those looking to sell their home, Chloe and Dave say that Part Exchange is such an easy route to go. “I’d never heard of Part Exchange on houses, but I would recommend it to anyone looking to make a move up the ladder. It’s been the easiest thing we’ve done – Linden Homes couldn’t have helped us more. The Part Exchange scheme gave us such peace of mind, and it was a seamless experience, so much so, that I may not consider buying a second-hand home again!” said Chloe.

Now that they are settled in their new home, Chloe, Dave and Tinka are enjoying putting their stamp on the property: “The quality of the homes is up to a really high standard; far better than I’ve seen from other housebuilders. We are settling in so quickly and we’ve already had new carpets fitted, decorated the rooms and fitted blinds to make the place ours. The neighbours are really friendly and it already feels like a nice community is forming.”

The future looks bright for Chloe and Dave who are enjoying everything Fetcham has to offer. Chloe explained, “This house is part of our ten-year plan. It is big enough for us to grow as a family and will undoubtedly meet all of our needs. We are in such a beautiful area, it’s just perfect for us now and for the future. We didn’t realise just how unhappy we were in our flat until we moved here. Everyone comments about how peaceful it is here at River Walk so I’m so glad we have found our piece of country living and so easily.”
