Get 2015 Off To A Great Start By Reaping The Benefits Of Buying A Brand New Home!
01 Dec 2014

When it comes to moving home or buying a first house - many buyers are faced with the dilemma of old versus new.

The choice of whether or not to buy new is enormous, leaving homeowners with a serious debate over which will give the best value for money - a new, or second hand property.

While older homes traditionally have larger rooms; re-decorating, installing a new bathroom or kitchen and laying new carpets are just some of the DIY jobs many of us have planned when we move into a ‘used’ home.

And with the expense of the festive season and a New Year just around the corner, buying a new home can not only cut down the cost, but also put buyers in the driving seat when it comes to those finishing touches.

Linden Homes sales director Chris Roads said: “In today’s market place, with so many incentives available – particularly the Help to Buy scheme - the argument for buying new as opposed to old has never been greater. There are massive benefits to ease the financial burden and stresses related to moving home.”

As well as a number of new homes developments currently underway across Cambridgeshire, Bedfordshire, Leicestershire and Lincolnshire – more new sites a due to be launched in early 2015, including locations across Northamptonshire and the new development at Whestone (Leicestershire).

And as with the 12 days of Christmas – here are Linden Homes Midlands’ 12 good reasons to buy a brand new dream home:

  1. Great deals - competition in the financial services market at the moment means there are some great mortgage deals available.
  2. Government-led incentives for first time and new homebuyers can help curb the cost.
  3. A stress free move – House builders have perfected the moving process. Linden Homes’ part exchange scheme means no chain - taking the hassle out of moving house.
  4. Less maintenance - old homes may have more character but they also need more maintenance than new ones, like new guttering, replacement windows or extra roof insulation.
  5. Energy efficiency. New homes are well insulated, and include double-glazing as standard, making them cheaper to run than older homes. The costs of heating a new home will be considerably lower than those of a comparable old one.
  6. Great choice when it comes to designs to cater for all budgets and living requirements.
  7. Many new homes have energy efficient extras as standard to provide additional savings, including water butts, water meters, energy efficient lighting and composting bins.
  8. New homes offer a blank canvas. Buyers can usually determine colour schemes, choosing kitchen units, wall tiles and floor coverings.
  9. Building warranty - all new homes come complete with a New Homes Building Council 10-year guarantee or similar warranty.
  10. New homes often have features many buyers may take for granted, including ensuite facilities and added security aspects including smoke detectors and wiring for security alarms.
  11. The opportunity to personalise your home with extras available to suit a customer’s individual requirements.
  12. Location is a careful consideration with house builders when looking for a new site at which to build – with knock on benefits of schools, shops and other amenities close by benefit the new communities living there.

According to the Home Builders Federation (HBF):

  • According to research, 91 per cent of new homeowners would recommend their builder to a friend.
  • In addition, 91 per cent were satisfied or very satisfied with the overall quality of their home.
  • Since the introduction of the Customer Satisfaction Survey seven years ago there has been year on year improvement in the industry.
  • New homes offer high build quality, are cheaper to run and environmentally friendly and designed for modern living.
