The Clock Is Ticking For First Time Buyers
18 Jan 2012

The 25th March 2012 not only marks the official end of winter, when the clocks go forward and spring officially arrives, but it also signals the end of the Government’s stamp duty holiday for first time buyers.

This temporary two-year scheme to encourage people onto the property ladder began in March 2009 and means that anyone buying their first property before March 25th this year is exempt from the 1% stamp duty - as long as their new home costs less than £250,000. So by acting fast, first time buyers might save as much as £2,500 – money that could be spent furnishing the new home.

Last year, financial commentators had speculated that this stamp duty holiday might be extended again, but in his autumn statement, the Chancellor of the Exchequer made no mention of an extension – and so the March 25th deadline stands.

Sales and Marketing Director for Linden Homes Southern, Mark Docherty, says the looming deadline should trigger a significant amount of first time buying activity in the region:

“Having a time limit like this should definitely harden the resolve of people looking to buy their first home and we want to reassure them that there’s still time to take advantage of the scheme: And Linden Homes can offer qualifying properties (properties priced at below £250,000) in every county in Hampshire and Dorset. The clock is ticking and there is no doubt that first time buyers need to act promptly but there is also no reason why, with our help, they shouldn’t achieve a completion date before the March deadline arrives.”

Linden Homes currently has properties – available at Park Centrale and Splash in Southampton; Breeze in Boscombe; Brunswick Park  and The Mallards in Totton and Indigo Mews in Broadstone, Poole.

Linden Homes’ new and innovative deposit schemes mean potential first time buyers can now secure a mortgage with just a 5% deposit and reserve a new home within 28 days*. Linden Homes can also help with legal arrangements, can put together a tailor made purchase package or could even share some of the cost of the deposit* making it possible to reserve, exchange contracts and even move into a new home in less than a month, or before the 25th March.
