Housebuilder of the Year, Linden Homes, has opened the doors to its new show home with buyers eager to find out about the company’s financial enablers.
The superbly presented ‘Pevensey’ four-bedroom home opened this month seeing a stream of interested visitors each day, and a number of reservations already made. It is another major step forward at the site where the first phase of two, three and four-bedroom homes is emerging.
To make buying a home as easy as possible, Linden Homes is offering the government’s 95 per cent mortgage guarantee scheme NewBuy to all customers purchasing a home worth under £500,000, as well as its own range of 95 per cent lending and its Part Exchange scheme.
Exemplar Park is part of the wider Berryfields development but separate from the main scheme in its own superb position overlooking rolling countryside and with Aylsebury town centre on its doorstep.
Berryfields will include community facilities as well as an area for employment, a food store and 10 other smaller shops, plus three new schools – one of which will be a state-of-the-art academy.
Sales staff have been helping property hunters find the best deal with a range of financial enablers to make it even easier to make the move.
The government-backed 95 per cent mortgage NewBuy scheme offers those struggling to build up a deposit. It is available on selected apartments and houses priced up to £500,000 across all Linden Homes developments in England.
Alongside this, Linden Homes also offers its own 95 per cent mortgage through an exclusive partnership with Newbury Building Society. Open to first and experienced buyers, the scheme features a fixed rate to August 2013 of 4.99 per cent to 90 per cent loan-to-value, and 4.49 on an 85 per cent LTV. Variable rates of 4.49 per cent to 90 per cent LTV and 3.69 per cent to 85 per cent are also offered and independent advisors from the New Homes Mortgage Helpline are on hand to guide buyers through the process.
Other help is available through the Part Exchange scheme which with a quick and easy sale can take the hassle out of moving. Subject to conditions, valuations are carried out on your current home and an offer made within seven days – avoiding risky chains and estate agents fees.
Buying a new-build home also offers a blank canvas to personalise, as well as professional assistance at every step. Costly and time-consuming renovations are avoided, with the added advantages of brand new appliances and a 10-year NHBC build warranty and two-year customer care warranty as standard.
Linden Homes Thames Valley managing director, Peter Carpinelli said: “We understand how difficult it can be for families house-hunting at the moment, so we’ve got a wide range of financial options that could make that vital difference for them.
“Our show home demonstrates the quality of the superb properties available at Exemplar Park and people are coming to us in increasing numbers to find out more, and see how we can help them secure their dream home.
“This is a stunning development in a very popular part of the country and as word spreads we’ll only get busier – so house-hunters should get in early to avoid missing out.”
Exemplar Park features the route of an historic Roman road preserved to form a green central swathe of open parkland where residents can relax, children play, and wildlife flourish.
Aylesbury is the county town of Buckinghamshire and boasts a convenient commute into London, plus boutique shops, cafes, restaurants and the Aylesbury Waterside Theatre which hosts drama, live music and comedy.
It has two stations and journey times into the capital of about 65 minutes. The area also enjoys good road links to the M25, the M1 and the M40. Milton Keynes and the city of Oxford are both less than 25 miles away.
