Fall In Love With A New Home In Lincolnshire During Part Exchange Weekend
29 Jan 2015

If you’ve seen the home of your dreams but still haven’t had your existing property valued - part exchange could be the answer to a quick and hassle-free move.

The advantages to part exchange are numerous; there is no chain, valuations are obtained on your behalf, there are no agent fees and customers can secure their preferred plot at today’s prices.

And there is a chance to find out more, and even reserve your dream home during the weekend February 7/8 at Linden Homes Midlands’ development in Witham St Hughs.

Financial experts and sales professionals will be on hand at the Cygnet Place development in Juniper Way throughout the weekend to answer questions about the new homes for sale and the Part Exchange process.

Some 50 new three and four-bedroom homes are being built at the development, which has already attracted a number of sales off plan.

Linden Homes area sales manager Bev Bray said: “Part exchange remains hugely popular among potential customers who have an existing home to sell and are looking for peace of mind that they have a buyer who is not going to pull out on them at the last minute.

“In addition, the new homes developer deals directly with the estate agent on your behalf, leading to a faster and stress-free sale. All this leaves you free to reserve the new home of your choice.

“What could be simpler or easier with our hectic lifestyles than part exchange! Buyers can save even further, thanks to the Stamp Duty reforms which were introduced at the end of 2014.

“The changes will see the scale of Stamp Duty to be paid on homes fall within a certain price bracket. Anyone buying a £200,000 or under home will pay no Stamp Duty at all.”

If you are a homeowner and are eligible for part exchange, here’s what happens:

  • Linden Homes will arrange for at least two independent valuations of your existing home and will make you an offer based on their suggestions.
  • This is typically around 90-95 per cent of the average value returned by the surveyors, and will usually happen within seven days to a month.
  • Once you agree the offer, and subject to satisfactory surveys, Linden Homes becomes your buyer, freeing you up to put in reservation on your new home.
  • After that, it's a case of setting a moving-in date, boxing up your things, and basking in the relief of a quick chain-free move to the home of your dreams.

The range of house designs at Cygnet Place includes the Polebrook style, the development’s show home. A wonderful four-bedroom home, this is a great house in which to work, rest and play – perfect for the modern family.

A spacious open plan dining room and kitchen are a focal point of the ground floor, along with a separate living room and study area – which could be used as a home office or as a games room by younger members of the family.

The four generous sized bedrooms (and family bathroom) are located on the first floor, with the master bedroom enjoying ensuite facilities.

Witham St Hughs is located on the edge of the A46, around eight miles from Lincoln and nine miles from Newark – making it convenient for commuters.

The sales and marketing suite are open daily from 10.30m until 5pm. Alternatively contact Lynda or Pauline on 0844 644 9763.
