Time Running Out To Buy New Homes At Aylesbury's Exemplar Park
13 Aug 2014

The clock is ticking for buyers seeking high quality new homes in Aylesbury as the last collection of properties at Linden Homes’ Exemplar Park stays in strong demand.

Just 32 houses are left in the final phase at the popular new address where the thoughtful layout of two, three and four-bedroom homes is less than two miles from the bustling town centre.

Exemplar Park is part of the Berryfields consortium, boasting employment opportunities, a food store and 10 other smaller shops, plus three new schools – one of which will be a state-of-the-art academy.

It’s perfectly placed for commuters thanks to its proximity to two stations and journey times into London of about 65 minutes. The area also enjoys good road links to the M25, the M1 and the M40. Milton Keynes and the city of Oxford are both less than 25 miles away.

The list of benefits means the neighbourhood is drawing a range of customers varying from first timers attracted to the two-bedroom houses to investors seeking a popular property they will be able to rent out quickly.

Downsizers have also been showing a keen interest in Exemplar Park which is located close to town and features Linden Homes’ customary high quality, low maintenance, high energy efficiency properties.

Steve Garton, Linden Homes Thames Valley sales and marketing director, said: “Exemplar Park is well known around the area as a popular neighbourhood. But these superb properties won’t be available forever – once they’re gone, they’re gone.

“I think the popularity of Exemplar Park is down to that magic mix of location, quality and connections. It’s that chemistry which explains why such a range of people have been quick to secure a home there.

“We’re advising people to register with us soon to avoid missing out. I’d urge people to make use of the summer and come and visit.”

Help to Buy has been particularly popular. So far 24 households at Exemplar Park have used the government-backed mortgage scheme which supports people with deposits as low as five per cent get on the property ladder.

It works by the government providing an equity loan of up to 20% of the value of any new-build home worth up to a maximum of £600,000. This can be repaid at any time or when the home is sold. And an added bonus is that there is no interest payable on the loan for five years.

With the equity loan added to their deposit, buyers are in the much better position of only needing to agree a 75 per cent mortgage from a bank or building society to secure their dream home at Exemplar Park.

Aylesbury is the county town of Buckinghamshire and boasts boutique shops, cafes, restaurants and the Aylesbury Waterside Theatre which hosts drama, live music and comedy.
