Part-exchange Scheme Swaps Moving House Stress For Peace Of Mind
17 Apr 2012

They say moving house is one of the most stressful things in life, alongside changing jobs, relationship breakdowns and debt – but unfortunately it’s something nearly everyone has to go through at some point as they up-sticks to find their dream home.

So imagine the satisfaction of cutting out what can be the most excruciating part of the process – actually finding a buyer for your house.

That has been made possible by the Part Exchange Scheme offered by leading housebuilder Linden Homes for its properties such as those on the new and stylish Boxgrove Gardens flagship development recently built just minutes from Guildford city centre.

It not only slims the process down to one quick, hassle-free agreement, but it also takes out estate agents’ fees and the problems with chains which can scupper even the most secure-looking move.

The scheme is simple: eligible home-hunters choose the Linden dwelling from a selected range and within seven days a valuation on their property will be made by three local estate agents and a cash offer made.

As long as your current home is not more than 70 per cent of the value of where you want to move in to, it is all clear to for a streamlined arrangement, without the potential pitfalls. To make it even quicker, Linden Homes advises customers to use its preferred solicitor and mortgage broker.

The only thing then left to do is set a move-in date and pack up your belongings. You even get to stay in your property until your new home is ready – or move in almost immediately if it’s already complete.

In the second half of last year 321 Linden Homes buyers took advantage around the country, including 57 in the Guildford division alone. So far at Boxgrove Gardens just over 15 households have found out how easy it can be.

The beautiful development, less than a mile from Guildford’s High Street, has seen a dramatic influx of buyers since it was visited by the Prime Minister and Deputy Prime Minister in November last year to announce the government’s housing strategy – so much so, that only a few homes now remain available for purchase.

The landmark scheme includes a collection of distinctive three-, four- and five-bedroom family homes, and is set around a newly landscaped communal. It features the conversion of former country manor Uplands House into stylish two-bedroom apartments.

The architecture reflects the character of the local area with pitched roofs, wrought iron railings to the first floor balconies and the mix of brick and render, combined with modern design features including external timber framing, and full height first floor windows and a signature room service to allow buyers to personalise one room before moving day.

With fantastic transport links to London, the development attracts a range of customers, from families already settled in Surrey, as well as those moving out of the city looking for a quick commute into the capital.

Peter Youll, managing director of Linden Homes Guildford, said: “Boxgrove Gardens is a development of which we are very proud and the Part Exchange Scheme has proved very popular with customers who have chosen to move here.

“It takes out a big part of the stress of moving house and speeds up the whole process making that special moment when you collect your keys even sweeter.

“Relocating will never be without its difficulties but we hope our scheme will go some way to helping house-hunters get through it with much less hassle.

“We’ve seen countless times how incredibly exciting it can be choosing a new house and moving in – we hope the Part Exchange Scheme will help people enjoy it more than is often the case.”
