Part Exchange And Positive Thinking At King Harry Park
18 Feb 2014

This is the time of year when thoughts might turn to moving house. The New Year is a distant memory and, despite the incessant rain of 2014, spring must be on the way....

So this is the ideal opportunity to look at beautiful King Harry Park in historic St Albans, where there are just five elegant five bedroom homes now remaining. 90% of the homes here have now sold.

But the gloomy, wet weather may have dampened our spirits, as well as everything else: moving house requires a certain amount of positive thinking and yet it is a well-known fact that around a third of house moves in the UK fall through.

One of the key reasons for these failures is because either you cannot sell your existing home, or because someone else in the property chain cannot sell theirs. It’s pretty frustrating – but it is also the driver behind Linden Homes’ Part Exchange Scheme*.

The scheme means that you have a guaranteed buyer (Linden Homes) and no one else is involved – so there is no brittle property chain threatening to snap and spoil your plans.

Simon Pendlebury, Linden Homes’ sales and marketing director explains how it works:

“Under the scheme, Linden Homes becomes your guaranteed buyer and takes on the task of having your existing property valued and marketed. So if you came to King Harry Park, for example, and wanted to buy one of our beautiful five bedroom Balmoral homes, you wouldn’t have to worry about going through the rigours of selling your own property.

“The Part Exchange Scheme means we take care of all that, so you can concentrate on your new home. You won’t have to arrange viewings for your existing home and you won’t need to pay any estate agents fees.

“It is a scheme that has worked really well for many Linden Homes’ buyers. They have told us that knowing some of the stress and frustration of selling would be removed actually inspired them to go ahead with plans to buy a new home.”

Linden Homes’ customer Neil Archbold took advantage of the scheme to buy a new four bedroom home because he and his family needed more space: He says the whole process went very smoothly:

“We had no idea that moving house could happen so quickly: It was so easy – it really was. It is so much simpler to move house when you don’t have to worry about one whole side of it. All we had to do was make an offer on our new home and the rest just followed.”
