First Time Buyers Can Get More For Their Money In Pontefract

Moving to a brand-new home at the Manor Park development in Pontefract has never been more affordable for first time buyers.

Linden Homes West Yorkshire has seen an increase in visitors during recent weeks from potential buyers looking to step onto the property ladder, and make the most of the cost-curbing incentives available.

The mix of FTB suitable homes means that more people than ever before can get more home for their money thanks to Government supported schemes and specific funding earmarked for those looking to gain a foothold on the property market.

Manor Park currently boasts a range of two, three and four-bedroom homes, many of which appeal to first time buyers.

The Government-backed Help to Buy* scheme can save buyers thousands of pounds, as well as giving them more home for their money. 

Here’s how it works:

  • H2B is not just for first time buyers, eligible existing homeowners can also benefit.
  • You only need a minimum five per cent deposit
  • The Government will lend you up 20 per cent of the value of your property through an equity loan – interest free for the first five years, and which can be repaid at any time, or on the sale of your home.
  • Buyers need only to secure up to a 75 per cent mortgage from a bank or building society.

Another popular incentive available at the development is Home Reach. With Home Reach, customers can buy a share of their chosen home and pay a low monthly rent on the part they don't buy.

They can choose whether to buy a bigger share of a lower priced home or a smaller share of a more expensive one.

In partnership with Linden Homes, Home Reach customers can initially purchase up to 75 per cent of their chosen home, with Home Reach becoming their landlord, granting a 125-year lease.

Linden Homes West Yorkshire sales manager Clare Thacker said: “This means customers will be able to live in their home as if they've bought it outright. They can buy more of the home in the future and stop paying rent on that part.

“We have seen a lot of interest in this scheme across our developments, and in many cases from first time buyer who may not have otherwise been financially able to buy a brand-new home.

“This, along with the Help to Buy incentive, has really help to make a difference to numerous customers between them being able to move to a brand-new home or not.”

Manor Park is perfectly positioned on the outskirts of the town and is close to the popular Pontefract Park.
