Brexit. It may be putting many off making future plans but the advice from Linden Homes for anyone looking to move up, down or even get on the property ladder, is that now has never been a better time to buy.

With low interest rates and schemes specially designed to make the move easier, there really is no reason not to. Help to Buy* – not just for first time buyers
Open to all buyers who wish to purchase a Linden home up to the value of £600,000, Help to Buy is a great way to help unlock the funds you need to purchase your first or next home.

You’ll need your own five per cent deposit to which the government will add a 20 per cent interest free (for five years) equity loan, leaving you to secure a 75 per cent mortgage.

Assisted Move‡ – to help you sell your existing home
If you have a home to sell, Linden Homes will take over the process of doing this by instructing and paying local estate agents to carry out a valuation based on securing a buyer within a specified selling period that is agreed with you along with the purchase price.

Once you have entered this agreement the process of selling will begin. Linden Homes will work closely with the estate agents to ensure your home is advertised and feedback reported on all viewings. Once a buyer is found, you can reserve your new Linden Home.

As well as arranging the estate agents, Linden Homes can also suggest independent solicitors and mortgage advisors to help you achieve an exchange within the agreed reservation period.

Part Exchange† – sell your current home to Linden and buy from Linden
The Part Exchange scheme starts by finding your perfect Linden Home. Typically, your current home should be worth less than 70 per cent of the value of your preferred Linden Home, but if in doubt the tam can help you find out.

Linden Homes will instruct and pay local estate agents to carry out valuations of current home, based on securing a buyer within an agreed period. If everything fits, Linden Homes will make you an offer on your home.

If you agree to the offer all that’s left to do is pay a reservation fee on your new home, source solicitors and mortgage advisers to sort the rest. Linden Homes can even help you sort this and get the ball rolling.

The appointed estate agents will then market your home and arrange viewings for potential buyers. You may remain in your current home until your Linden Home is ready – it’s as easy as that.
