October has been recognised as the month when the majority of us switch on our heating – and there is even a national awareness campaign around this event (Boiler Switch on Awareness Month), promoting energy efficiency and offering tips and advice to keep the heat in.

However, with a brand-new home, there is little to worry about when it comes to saving on bills – with new build properties suggested to be 65 per cent more energy efficient than their second-hand counterparts.

Some eco-advantages and savings tips if you are moving before winter bites:

  • According to Home Builders Federation data, on average new homes built in England and Wales are 65 per cent more energy efficient than a Victorian house of the same style. Double-glazing, insulation and efficient boilers are among the elements that contribute to this energy efficiency, which ultimately create savings in the pocket.
  • Most new homes have thermostat-controlled heating - turning down your room thermostat by just one degree can save around £75 a year, says the Energy Saving Trust.
  • Linden Homes will fully draught proof your home. Figures from the Energy Savings Trust show a fully draught proof home could save around £20 a year. Don’t forget to keep doors closed in rooms you are using to keep the heat in.
  • Boilers account for around 55 per cent of what is spent on energy bills in a year. Your new home will have a shiny new super energy efficient one.
  • Where possible, appliances fitted into Linden Homes properties are A rated or higher for energy performance.

There are also schemes to help curb the cost of moving:

  • Help to Buy* – customers require a minimum five per cent deposit. The government will lend you up to 20 per cent of the value of your property through an equity loan, which can be repaid at any time, or on the sale of your home. Buyers will only need to secure up to a 75 per cent mortgage from a bank or building society. The maximum home purchase is £600,000.
  • Part exchange† - Linden Homes will arrange for at least three independent valuations of your existing home and will make you an offer based on their suggestions. Once you agree the offer, and subject to satisfactory surveys, Linden Homes becomes your buyer, freeing you up to put in reservation on your new home. After that, it's a case of setting a moving-in date, boxing up your things, and basking in the relief of a quick chain-free move to the home of your dreams. You can stay in your existing home until your new one is ready.
