Life as we know it has been put on hold in recent weeks; with the pandemic affecting work, school, socialising, finances and holiday plans.Life as we know it has been put on hold in recent weeks; with the pandemic affecting work, school, socialising, finances and holiday plans.

In ‘normal’ times, budgeting and family commitments may mean that not everyone is able to jet off on a summer break and think about moving house – especially if the desire is to move to new build.

However, if the disruption caused by the Coronavirus has halted you plans for a summer break or staycation, there is still great news on the new home front as the property market continues its rejuvenation – and Linden Homes Midlands re-opens its sales offices, with social distancing measures.

With an attractive selection of home designs and styles at locations across the region, Linden Homes Midlands (part of Vistry Group) is offering plenty to choose from to ensure you are settled into a fabulous new home before the summer draws to a close.

Some properties are ready to move into now – meaning customers can celebrate their move with some alfresco dining or entertaining. And with others due for completion in the coming weeks and months, there’s a chance to make your move before autumn.

For first time buyers, existing homeowners or those looking to downsize, snapping up a brand new home at a dream location can still be as achievable as it was before lock down; while adhering to social distancing rules.

Part exchanging remains one of the most popular incentives. Linden Homes Midlands sales and marketing director Nicky Chapman explained: “We have adjusted quickly to the circumstances of the recent lockdown and along with our agents we use for the Part Exchange process, we have started offering virtual appointments to discuss our customers’ requirements and help them with filling out applications for the part exchange process.

“Valuation of our customers’ current property has been carried out virtually before being converted to a desktop valuation. Customers have been encouraged to provide property information through the initial application form and support it with their own property photos and video tours – effectively putting them in the driving seat when it comes to selling their home!

“To complete the valuation process, our agents get additional information regarding the property from various resources including comparable evidence via Rightmove with an extensive information exclusively available for agents, Google maps, street view, information about amenities nearby including schools, shops, leisure facilities etc.”

She added: “Staying at home for such a long time has made everyone very aware of their needs and current home’s pitfalls and has made a lot of people realise how desperately they need more space, an office area or the bigger garden. The potential “baby boom” can also be factored in for some foreseeable future after this lockdown, which can also make families consider the requirement for that larger house.”

Whether you are looking for something chic and stylish, practical and family friendly or smaller and less maintenance, the portfolio offers something for everyone – as well as a range of cost-curbing incentives including:

  • Help to Buy* - customers require a minimum five per cent deposit. The government will lend you up to 20 per cent of the value of your property through an equity loan, which can be repaid at any time or on the sale of your home. Buyers will only need to secure up to a 75 per cent mortgage from a bank or building society. The maximum home purchase is £600,000.
  • Part exchange† - Linden Homes will arrange for at least three independent valuations of your existing home and will make you an offer based on their suggestions. Once you agree the offer, and subject to satisfactory surveys, Linden Homes becomes your buyer, freeing you up to put in a reservation on your new home. After that, it's a case of setting a moving-in date, boxing up your things, and basking in the relief of a quick chain-free move to the home of your dreams. You can stay in your existing home until your new one is ready
  • Extensive Key Worker scheme - In addition to the public sector professions eligible for the scheme, including NHS, Police, Education, Fire service, MoD and many others - throughout 2020 Linden Homes is extending its key worker scheme to include ALL those professionals who are classed as key workers under the Covid-19 outbreak, plus those who have offered their services as an NHS volunteer during this challenging time. The Key Worker Package includes £500 off every £25,000 spent on a new Linden home plus flooring contribution up to the value of £3,000. This can also be used in conjunction with the H2B scheme.
