The Crossrail Ripple Effect: Is Now The Time To Buy In Shinfield?

Now may be the prime time to invest in a property in Shinfield as an increase in central Reading house prices may lead to a ‘knock-on effect’ for homes in surrounding areas, by the time the Elizabeth line opens in 2019.

But since work began on the Crossrail in 2009, Romans Estate Agents has observed central Reading house prices increase by 73 per cent, as commuters move to the area. There is now speculation about whether a ‘knock-on effect’ will take place in surrounding areas like Shinfield, which is just five miles south of the town centre.

Andrew Thomson, Linden Homes Chiltern’s senior sales manager, commented: “While the Shinfield Meadows homes are part of a new community with a school, care home and sports facilities, the majority of buyers will most likely need to commute for work.

“The Crossrail’s installation is fantastic news for residents who will be just 20 minutes from London’s commuter belt and owners of properties which will only grow significantly in value thanks to their prime location.

“Add this to Reading’s vast railway and city centre regeneration and it’s highly likely demand will only spike once the Elizabeth line completes. Buying now is both a smart move and an investment.”

Land and new homes managing director at Romans Estate Agents, Tim Foreman said: “In the last fiscal year, house prices have increased in central Reading by more than 20 per cent, coinciding with both the Crossrail’s construction and Reading train station’s regeneration.

“It wouldn’t be surprising if, as with London’s suburbs, the house price increase extends to Reading’s surrounding areas, as homeowners inevitably look further afield for the best possible deal.

“Shinfield Meadows is just a five-mile drive from Reading station and from there will be just a 50 minute travel in to Paddington station – you’d travel longer from north to south London.”

Shinfield Meadows consists of a range of three and four bedroom townhouses, semi-detached and detached properties. The location is also handy for connections to the M4, M3 and M40, and 29 miles from Heathrow for frequent flyers.
