St John's Sells Well In Chelmsford

The sales and marketing suite has now opened at Linden Homes’ St John’s development in Chelmsford. This much anticipated collection of 1 and 2 bedroom apartments and 2, 3 and 4 bedroom houses is already proving to be very popular and ten homes have already been sold, since it launched just over a month ago.

Gareth Jacob, the sales and marketing director says interest in these homes has always been keen:

“There has been a great deal of local interest in this development right from the start. Many people born in Chelmsford were born at the St John’s hospital where the site is located. It is part of the fabric of Chelmsford and local people have a soft spot for it. This connection has already been translated into strong sales because people want to live in an area that has played a significant part in the city’s history – and in many cases, their own history.

“We have a similar site, at Burntwood Square twenty minutes away in Brentwood, and like St John’s it was built on the site of the old hospital. That also has a mix of refurbished homes set in the old Victorian structures, as well as new build homes. Burntwood Square has been extremely popular and sold very quickly (it has almost sold out) – and we expect St John’s to do the same.

“Although we’ve had two sites like this recently, where we can combine careful refurbishment projects with brand new Linden Homes, they really don’t come up that often.”

Gareth says that another significant factor in the sales success at St John’s has been the Government’s Help to Buy scheme, which came into force in April. It is a Government backed equity scheme that enables buyers to purchase a new home with just 5% deposit and a 20% equity loan – a loan that can be repaid at any time within the first 25 years - and is interest free for five years.

Hayley Clark and Henry Jones used the scheme to buy a Linden Homes’ one bedroom apartment and say the scheme proved to be very straight forward:

“We assumed that we wouldn’t be able to afford our own home yet - and everyone knows how difficult it can be to find that first deposit. But the Help to Buy scheme meant that it was possible for us. If it hadn’t been for the scheme we would both still be living with our parents. My advice to someone in the same position is ‘Go for it’: It’s very simple: There aren’t lots of forms to fill in and it was genuinely hassle free, which is what you want when you are buying a home.”
