Savvy Customers Reap The Benefits Of Buying Off Plan A Popular York Development
16 May 2013

WE may have only just seen the first glimpse of the great British Summer, but savvy customers are already thinking towards autumn and winter to get a great deal on a new home.

Since its launch at the start of the year, Linden Homes’ 1877 development at Ouseacres has been selling fast – with reservations now being taken on homes due for completion in November and December.

And while it’s not everyone who has the courage or confidence to buy a brand new home from plan – many customers are able to recognise the benefits of cherry picking their preferred plot from the drawing board.

Some 95 per cent of the development’s new homes have already been sold – some from plan – and only three and four bedroom homes remain for sale.

Advantages to buying from plan include:

  • Selecting a plot with a south-facing garden.
  • Choosing your preferred taste in kitchen tiles, kitchen cupboards and tiles.
  • Having a blank canvas from which to plan your new home.
  • Reaping all the benefits of lower utility bills, better energy efficiency and reduced maintenance bills that new homes can offer.

As well as the advantages of an early reservation, customers can also help to curb the cost of moving through a series of incentives for first time buyers and existing homeowners.

The Government’s latest Help to Buy scheme is currently available at 1877. Under the incentive, buyers need a minimum of a five per cent deposit. The government will lend buyers up to 20 per cent of the value of their property through an equity loan, which can be repaid at any time or on the sale of the home.

Benefitting from reserving from plananda and a first time buyer incentive are Lauren Foreman and Rob Brotherton.

Track design engineer Rob (25) said: “We saw the development advertised on the Internet and although we weren't actually looking to move so soon, we couldn't turn it down. We were looking for a new build, but there were none in the area that fitted our requirements. We had given up hope on new builds in York, until Linden Homes came along.”

1877 will comprise a stunning selection of two, three and four-bedroom homes in a quiet corner of North Yorkshire – boasting designer kitchens and bathrooms, energy efficiency fittings and the latest hi-tech wiring for home entertainment and communication are among the many benefits.

The development is perfectly positioned, just a four-minute drive from the railway station and less than 10 minutes from bustling centre of York.
