...Linden Homes' Kings Gate Development In Devon

The Prime Minister David Cameron visited a development by award-winning Linden Homes in Kingsteignton, Devon, yesterday (Monday October 12th) to announce plans to strengthen housebuilding across the UK and create opportunities for home ownership.

Mr Cameron was met at Kings Gate by Linden Homes Group Managing Director Andrew Richards who gave the Prime Minister a tour of the construction site, introduced him to apprentices, and discussed issues facing the housebuilding sector.

Mr Cameron used the visit as an opportunity to unveil key details of the Housing and Planning Bill, which is due to be published later this week.

The Bill includes a requirement for councils to have a finalised and adopted Local Plan for new homes in their area by 2017 – or the government will ensure, in consultation with local people, those plans are produced for them.

The Housing and Planning Bill chimes with Linden Homes’ Manifesto for Housing which the company published before the 2015 General Election calling for fresh efforts to support the delivery of new housing in the UK.

David Cameron said:
“A Greater Britain must mean more families having the security and stability of owning a home of their own. My government will do everything it can to help people buy a place of their own – at the heart of this is our ambition to build 1 million new homes by 2020.

“Many areas are doing this already – and this is great – but we need a national crusade to get homes built and everyone must play their part.

“Councils have a key role to play in this by drawing up their own local plans for new homes by 2017. But if they fail to act, we’ll work with local people to produce a plan for them.”

Linden Homes’ Andrew Richards said:
“We warmly welcome the Prime Minister’s focus on boosting home ownership and housebuilding in the UK. Linden Homes has identified for some time the importance of Local Plans in helping to solve the UK’s housing shortage and the Government’s focus on making these a requirement by 2017 is excellent news.

“An adopted Local Plan should mean that an objective assessment of local housing need has been made and an appropriate strategy, including the allocation of sufficient sites for development, has been approved and is being implemented to address this need. This provides the house building industry with clarity and certainty and in turn will boost confidence in the market.”

Joining the Prime Minister and Andrew Richards at Kings Gate was Cllr Jeremy Christophers, Leader of Teignbridge District Council which has adopted a Local Plan and is working in partnership with Linden at the Kings Gate development.

A key feature of Kings Gate is the decision to dedicate five per cent of the site/homes as self-build, bringing the local community into the heart of the project and enhancing the scheme.

Situated on the edge of Kingsteignton, Kings Gate is meeting the local housing need with 250 high quality homes, a quarter of which are affordable. Residents enjoy several areas of attractive public open space, an orchard and community allotments.
