One Look Was All It Took - At King Harry Park In St Albans

A summer’s evening, a marquee and canapés on the lawn: This is what greeted the 100 or so guests invited to a special preview of Linden Homes’ beautiful new four and five bedroom homes at King Harry Park in St Albans.

The homes proved such a hit that two of the four bedroom properties were sold on the night.

To get an idea of the standard and specification of the Linden Homes, guests were shown around the elegant Sandringham – a five bedroom detached show home.

The Sandringham is arranged over two floors. It has ensuite bathrooms for the master bedroom and bedroom two – as well as a further family bathroom. There is a sitting room, a kitchen dining room and a spacious family room. The house also has its own garage.

Linden Homes’ guests were also invited to inspect the plans for the new four bedroom Highclere and the five bedroom Balmoral proving just as impressive in terms of space: The Highclere boasts 1777 sq ft and the Balmoral almost 2000 sq ft.

Each of the homes has a beautiful master bedroom on the top floor, complete with its own ensuite shower room and dressing room. The Balmoral has its own garage and a fifth bedroom. Three of its five bedrooms have ensuite bath or shower rooms. Both the Balmoral and the Highclere have been designed to offer spacious kitchen dining areas and elegantly airy sitting rooms.

In the kitchens, the worktops are finished in quartz and the floor covered in ceramic tiles. As with all Linden Homes, the kitchens and bathrooms are fully fitted. The kitchens are completed with fully integrated washer/dryer, fridge/freezer, dishwasher, microwave, two single ovens and a five burner hob.

Seeing what is on offer in the Balmoral and the Highclere, makes it easy to understand why someone would choose a new home, instead of an older or period property.

Apart from the fully guaranteed appliances in the kitchen and the beautifully finished bathrooms, there are many other practical reasons why a new home is a sensible choice:

The combination of state of the art insulation and the new, gas fired boiler – which supplies heating and hot water - makes these homes extremely energy efficient.

They have been wired with modern living in mind: The living rooms have a quad plate which includes TV/Satellite/DAB/BT and there is a diplex outlet connecting bedrooms one and two. Outside there is also a weatherproof socket.

Current building regulations insist on energy efficiency – but they also insist on safety and security: These homes have mains operated smoke alarms (with battery backup); Carbon monoxide detectors and provision for a wireless alarm system in the hall cupboard. Finally, the garages attached to the five bedroom Balmoral are wired for electric doors.
