New Homes Launch Sees Excellent Success At 'The Peninsula', Nash Mills Wharf
11 Feb 2013

The award-winning housebuilder, Linden Homes Chiltern and its joint venture partner, Crest Nicholson South, are celebrating after successfully launching the brand new development, ‘The Peninsula’ at Nash Mills Wharf, in Kings Langley, Hertfordshire. The housebuilders opened the collection of 1 and 2 bedroom apartments (including two penthouses) this weekend, and have already sold 18 of the 30 homes available.

The apartments come with fixtures and fittings, and all have generous balconies or terraces from which to enjoy the stunning views of the canal – a feature that was particularly well received at the launch.

Simon Pendlebury, sales and marketing director at Linden Homes’ (named Best Large Housebuilder by What House? in November) is impressed by the quick take up of the apartments: “We are delighted at the feedback we received this weekend at our launch event. As we suspected, the prime location alongside the Grand Union Canal near Kings Langley was particularly enticing, in offering the best of town and country living in a brand new home. Visitors were clearly tempted by the design of the apartments and our stylish finish.

Christine Tiernan, sales and marketing director at Crest Nicholson South highlighted the various schemes to help make that move possible – including those who are looking to get on the housing ladder: “There are a number of schemes and mortgages available to make homes like this more affordable: First time buyers and those already on the property ladder can apply for a 95% mortgage with NewBuy* for example. It’s open to anyone who is buying a home that is £500,000 or less. It means you can secure an apartment at Nash Mills Wharf with just a 5% deposit.”

Adam Champion from the New Homes Group says the mortgage market and lenders’ attitudes are changing – making a move into The Peninsula all that more achievable. He said: “Interest rates on the NewBuy scheme have dropped since last March. For example Nationwide is offering NewBuy for 4.34%. When the scheme began, NewBuy interest rates were at 6.09% - so that is a drop of 1.75% in less than a year. I don’t think it is overstating it to say that if you use NewBuy at the moment, either for a first property, or if you are already on the property ladder, then there has probably never been a better time to buy.

“It’s not just Nationwide either: Most lenders are getting much keener to lend money and many people are finding that when they apply for a mortgage now, the criteria are far less rigorous than in the past.”

‘The Peninsula’ is surrounded by the Chiltern Hills and ideally placed for commuters, being just three miles from Hemel Hempstead, 15 minutes’ drive from St Albans, half an hour from London by train and within ten minutes’ drive of both the M25 and the M1. House hunters are urged to register their interest now, to avoid missing out.
