According to the property pages recently, there are a growing number of property hotspots developing in the UK housing market. Predictably one of them is London, home of the contentious ‘property bubble’, which has once again seen substantial gains in house prices.
(Figures earlier this month showed that prices in the capital rose by an average of 20% in the last year while the UK average was 10.5%).
But commentators are identifying a shift in UK property trends: The south, including Berkshire, is one area that is showing signs of a recovery in the housing market.
This phenomenon is being put down to different factors in different areas of the UK – in Salford, for example, it is because of the relocation of the BBC, which has created fresh demand and rejuvenated the local property market.
Simon Pendlebury, the sales and marketing director of Linden Homes Chiltern, says the reason developments within commutable distance from London - like Boyn Hill Garden in Maidenhead - are becoming so popular, may be down to the availability of the Help to Buy scheme*:
“It’s a very interesting phenomenon: I think people are realising that if they work in London, they don’t have to rent a tiny apartment in the city at vast expense when they can use the scheme to buy a house in Berkshire, for example. With the introduction of Help to Buy they have been able to move out of the capital and buy something with several bedrooms and a garden.
“I suppose you could say the Help to Buy scheme has released them from the escalation of London property prices. Why should they pay London prices to rent when they can use Help to Buy to purchase a home that gives them so much more for their money.”
Boyn Hill Gardens consists of a mix of homes, including 1 and 2 bedroom apartments and a selection of 3, 4, and 5 bedroom homes, which includes three fully refurbished homes in the Grade 2 listed Boyn Hill House. There is now just one home remaining at the development.
The house is a four bedroom semi-detached home that is arranged over three floors, which means that it qualifies for the Help to Buy scheme*. (Linden Homes will also pay the 2% towards the stamp duty on this home).
