A Third Of New Homes In Stamford Sold From Plan In Early Sales Success

DUE to popular demand, house builder Linden Homes Midlands has released the second phase of homes for sale at its new Stamford development, The Brambles.

Just a month after its launch, the development has already seen a third of its 15 planned homes snapped up from plan by savvy customers.

The first homes – an exclusive range of traditional four-bedroom family properties - are due for completion this summer, and as the early sales have shown, interest in the development (located off Casterton Road) is growing fast.

The second wave of homes is now available to reserve, and a number of incentives are available to help curb the cost of moving.

These include:

Help to Buy – The government will lend customers up to 20 per cent of the value of their property through an equity loan, which can be repaid at any time or on the sale of the home.

The Help to Buy (1) scheme is available on new build homes only, worth up to £600,000. A Help to Buy 2 scheme is in place for second hand homes. Customers need only a minimum five per cent deposit and don’t have to be a first time buyer to be eligible. Buyers only need to secure up to a 75 per cent mortgage from a bank or building society.

Assisted Move - Linden Homes will deal with the estate agents and pay all their fees, as well as help customers to get the best price for their old home.Having chosen their new home, Linden Homes will arrange for independent valuations of the buyer’s current property and suggest a realistic selling price based on these valuations - and then instruct estate agents to sell the existing home within a pre-agreed timescale. There is NO reservation fee to pay at this stage and Linden Homes will work closely with the agents to ensure the process runs smoothly. When a buyer is found and a sale agreed, a reservation fee is paid and customers can formally reserve their new home.

Part exchange - Linden Homes will arrange for at least two independent valuations of an existing home and will make an offer based on their suggestions. Once the buyer agrees the offer, and subject to satisfactory surveys, Linden Homes becomes the buyer, freeing customers up to put in reservation on their new home.After that, it's a case of setting a moving-in date, boxing up their belongings, and basking in the relief of a quick chain-free move to the home of their dreams.You can stay in your existing home until your new one is ready.

The development boasts the fantastic Sawston show home – an attractive four-bedroom family home with spacious lounge, kitchen/dining room on the ground floor and four generous bedrooms, one with en-suite and family bathroom on the first floor.
