SAVING YOU MONEY

Saving you money

**According to the Home Builders Federation, on average, our new homes are 21% cheaper to run compared to older properties, saving you up to £420 a year on your energy bills. With energy prices high, there has never been a better time to buy new.

Potential savings increase even further when comparing the EPC ratings of new builds to the least efficient properties. The majority of our new-build homes achieve an A or B EPC rating, making the average new build 39% cheaper to run, at around £618 a year less than an older home with an F or G EPC rating.**

GREEN MORTGAGES

Green Mortgages

By buying a new energy efficient Linden Home you could take advantage of exclusive ‘Green’ mortgage products. A mortgage lender could offer lower interest rates on properties that carry an energy performance certificate or a predicted energy assessment rating of A – C. Think of it as a reward for buyers who are purchasing an energy efficient home. The majority of our homes have a rating of A or B so this type of mortgage may be ideal if you are looking to purchase a new build home.

KEEPING YOU COSY

Keeping you cosy

Unlike older properties, our homes come with high efficiency double glazing as standard, letting plenty of light and warmth in while minimising heat loss and reducing the amount of noise you’ll hear within your home. Not only do they keep you cosy they also reduce the amount of external noise that you’ll hear within your home.

Additional roof and floor insulation are among the other unseen features included with our homes that will help reduce the costs of keeping your home warm in the winter months, while also keeping you cool in the summer.

REDUCING WATER USAGE

Reducing water usage

Our kitchens and bathrooms incorporate water saving measures, without compromising on style or functionality.

These features mean our homes use up to 20% less water* than the UK average. Our taps and showers use aerated technology to provide the feeling of a strong flow, whilst using less water. Plus, our dual low flush toilets use the minimum amount of water to ensure less waste.

*Average Linden home uses 100-110 litres/person/day compared to UK average of 140 litres/person/day according to the Energy Savings Trust

Life at Stirling Cross

Exploring green spaces

Some of the Cambridgeshire Fens' most beautiful natural landscapes are right on the doorstep of our new builds in Sutton. Wicken Fen Nature Reserve, managed by the National Trust, is just 11 miles away and offers miles of peaceful trails through ancient fenland – perfect for a morning walk or a family day out spotting local wildlife. Bird enthusiasts will love the nearby RSPB Ouse Fen Reserve, one of the largest wetland nature reserves in the UK.

Closer to home, the new housing development benefits from two new sports pitches, a new LEAP play area and an informal LEAP area, giving families plenty of space to get outside and enjoy the fresh air.

Taking time out

Sutton has a genuine community spirit, with plenty of local spots to enjoy. For a relaxed evening out, The Chequers is the village's welcoming local pub, while Sutton Tandoori offers a great choice for a meal out. If you fancy something quick and casual, Rumbles Fish & Chips and the Sunrise takeaway are on hand too.

For days out with a bit more variety, Ely is just a short drive away from our new houses and is well worth exploring. Here, you can stroll along the riverside, visit the magnificent Ely Cathedral or learn about local history at Ely Museum.

Cambridge is equally accessible, with its beautiful architecture and riverside walks. From enjoying installations at the Fitzwilliam Museum to punting on the Backs, there's always something to do here.

Shopping locally

Everyday essentials are well catered for in and around Sutton, with a Central Co-op Food just a short walk from our new build homes. For a wider choice, Ely – only 12 minutes by car – offers a Sainsbury's, Tesco Superstore and Waitrose, as well as an independent market that's a firm local favourite.

The nearby town of Chatteris also has Tesco and Aldi stores, ideal for a quick trip to stock up. When you fancy something a little different, Cambridge's Grand Arcadegrandarcade.co.uk/ and the eclectic independent boutiques around Market Square offer a brilliant range of shops and dining options for a day out.

Getting an education

Families living in our new builds are well served by a strong choice of local schools at every stage. For primary-aged children, Sutton CofE VC Primary School – rated 'Good' by Ofsted – is less than a mile away, making the school run refreshingly straightforward. Mepal and Witcham Primary School and Robert Arkenstall Primary School are also close by, both rated 'Good', giving you plenty of options for your little ones.

For older students, Witchford Village College is just over four miles away and rated 'Good' by Ofsted, while Ely College – also rated 'Good' – offers secondary education and a sixth form for those continuing their studies, all within easy reach of home.

Staying connected

Getting around from the new housing development is simple. Sutton sits just off the A142, putting Ely just 12 minutes away by car and Chatteris around 12 minutes in the other direction. The B1050 provides a straightforward route south to Cambridge in roughly 40 minutes, with the M11 connecting you onwards to London.

For rail travel, Ely Station is a short drive away and offers regular direct services to Cambridge, Norwich, Peterborough, Manchester, Birmingham and London King's Cross – ideal for commuters and weekend explorers alike.

When it's time to travel further afield, London Stansted Airport is 45 miles away, while London Luton Airport is around 55 miles from home.
