SAVING YOU MONEY
According to the Home Builders Federation, on average, energy bills for new build homes are up to 65% cheaper. When compared to older properties, the average monthly saving on energy bills for a new build property currently stands at £130, totalling up to £1,574 per year. GREEN MORTGAGES
By buying a new energy efficient Linden Home you could take advantage of exclusive ‘Green’ mortgage products. A mortgage lender could offer lower interest rates on properties that carry an energy performance certificate or a predicted energy assessment rating of A – C. Think of it as a reward for buyers who are purchasing an energy efficient home. All our standard homes have a rating of A or B so this type of mortgage may be ideal if you are looking to purchase a new build home.
KEEPING YOU COSY
Unlike older properties, our homes come with high efficiency double glazing as standard, letting plenty of light and warmth in while minimising heat loss and reducing the amount of noise you’ll hear within your home. Not only do they keep you cosy they also reduce the amount of external noise that you’ll hear within your home.
Additional roof and floor insulation are among the other unseen features included with our homes that will help reduce the costs of keeping your home warm in the winter months, while also keeping you cool in the summer.
REDUCING WATER USAGE
Our kitchens and bathrooms incorporate water saving measures, without compromising on style or functionality.
These features mean our homes use up to 20% less water* than the UK average. Our taps and showers use aerated technology to provide the feeling of a strong flow, whilst using less water. Plus, our dual low flush toilets use the minimum amount of water to ensure less waste.
*Average Linden home uses 100-110 litres/person/day compared to UK average of 140 litres/person/day according to the Energy Savings Trust

Burwell is a picturesque village 12 miles north-east of Cambridge and just 4 miles north-west of the bustling market town of Newmarket. Burwell's location gives residents a sense of separation from the nearby cities and towns while maintaining easy access to all the work, shopping and leisure amenities.
The neighbouring town of Newmarket is famed for its racecourses, which host top-class summer racing as well as entertainment events throughout the year. But Newmarket's shopping, restaurants, cafes, pubs and other amenities are reasons enough to regularly visit. Just a 10-minute drive from the new housing developments is a large Tesco Extra in Newmarket for all your weekly shopping needs or there's Waitrose or Aldi further into the town centre.
Burwell and its surrounds have plenty to offer residents and visitors, including the rambling grounds of its unfinished 12th-century castle. But that's not the only heritage in the village – and a visit to Burwell Museum and its historic windmill reveals even more. A 15-minute drive from Burwell is the National Trust's oldest nature reserve, Wicken Fen. This area of wetland is nationally significant as a habitat that supports an abundance of wildlife.
There are amenities in Burwell, including a Post Office that's just a 7-minute walk from the new build houses and apartments for sale at Millstone Park. There's also a Co-op 10 minutes away on foot. On High Street, Five Bells is a traditional village pub with an excellent food offering. And for any morning-after pick-me-ups, you can grab an independently brewed coffee at Village Green Coffee. For baked goods, Lanes Bakery is a popular spot.
Millstone Park has direct access to Newmarket Road (B1103), which connects Burwell to Exning and then Newmarket. Continuing along the road the other way through the village leads you to Ness Road (B1102) which takes you up to Fordham. The road networks surrounding the new housing developments provide easy access to the A14 which joins the A1 heading north or the M11 which takes you down into east London.
You'll be served by public transport in Burwell too. You can access the nearest railway station in Newmarket with its hourly services to Cambridge and surrounding towns and villages. From Newmarket station you can get to Cambridge in around 20 minutes, and from there, to London and Peterborough without changing. An onward journey to London King's Cross generally takes around an hour.
If one of the new homes for sale at Millstone Park is destined to be a family home, you'll be glad to know there are good schools in the vicinity. There's a primary school at Burwell Village College, less than half a mile from the developments.
The nearest secondary school is Newmarket Academy which has a 'Good' Ofsted rating. Alternatively, there's Soham Village College which is a popular school less than 15 minutes away by car that also has a 'Good' rating.
Away from the village, it is possible to find further and private education institutions in Cambridge and Ely, including Hills Road Sixth Form College which is 12 miles from the developments and boasts an 'Outstanding' Ofsted rating.
