Would You Only Consider Buying An Older Property? Then Read This

A recent survey of things not to do if you want to sell your home found that removing period features – like covering up old fireplaces and chipping off ceiling roses - was top of the list of bad moves. Period features and period homes seem to be a major priority for many people starting out on their home search.

When they first begin that search they may have in mind a Georgian townhouse or Victorian terraced home. It’s a nice idea, but these homes may need some work – they will definitely need some expensive up keep. They may be damp or draughty, need windows replaced; perhaps the plumbing is dodgy, or the heating system past its best.

But if you ask people what puts them off about a new build they might say that many new homes look similar, are too generic or lack character.

In Colchester there are lots of new developments currently. However, one stands out from the crowd. A new build - yes. But lacking in character? Definitely not.

One of the comments that people make when they visit Northfields is that it is very different: Modern, excellent design, great build quality. These white rendered, cedar-clad homes are not only stylish, but the way they are laid out means they offer an unexpected amount of space. The homes are beautiful, they’re cleverly put together and very good value.

There are several very distinct advantages to buying a new home. Each new Linden Home comes with a ten year NHBC build warranty and a two year customer care warranty. Each home has the latest technology in terms of appliances – cooker, hob, fridge/freezer, dishwasher and washing machine and all of these are also guaranteed.

The way new homes are built these days - and the regulations that builders have to comply with - mean that every new home is more energy efficient and greener than ever: It’s estimated that new homes are six times more energy-efficient and generate more than 60% less CO2 emissions than older style homes.

Another consideration is the fact that someone buying a new home can move in as soon as it is complete – they don’t need to wait for anyone to move out. As for selling the old property; Linden Homes can offer its Part Exchange Scheme*. This is designed to make it easier to move house. Linden Homes will become the guaranteed buyer of your existing home, will have it valued and then make you an offer. They’ll deal with the estate agents and pay their fees – taking much of the pressure of moving off your shoulders.

If you hadn’t before considered buying a new build house – it might be worth taking a look at Northfields.
