Why It Pays To Buy New
13 Jul 2018

When it comes to moving, it pays to buy new…

There are the obvious benefits to buying a new home – the property doesn’t require redecoration or a new roof that some older homes may need – but the real advantages are the money-saving opportunities that can enable you to move now.

Beverly Rickard, sales manager at Linden Homes, explained: “As a housebuilder, we can help by offering benefits that you cannot get with older homes. For example, we’re currently paying the Stamp Duty on selected Linden homes, which is a huge saving for homebuyers.”

Initiatives like Part Exchange enable people to buy a new Linden home and sell their existing property in one smooth move – meaning no chain, no stress and no estate agent fees. Another key initiative is the Government’s Help to Buy scheme, which offers existing homeowners and first time buyers a chance to save money and afford the space they need.

Help is also on hand from mortgage specialists, New Homes Mortgage Helpline. National account director, Stacy Dornan said: “Despite the small increase in the Bank of England rate, mortgage rates remain low and there are some fantastic opportunities available to suit a wide range of customer needs and preferences. With Help to Buy, customers can benefit from rates starting at just 1.61% for a two year fixed mortgage, or 2.19% for a five year fixed. Alternatively, 90% mortgage options start at just 1.89% for two year fixed rates.

“For the customer with more deposit monies available, wanting longer term security around payments, 60% loan to value mortgage options starts at only 2.49% for a 10 year fixed rate. Today’s mortgage market remains highly competitive and there really is something to suit almost everyone!”

Beverly added: “With a range of initiatives and mortgage products available, the case for buying new as opposed to old has never been greater. Buying new provides homebuyers with the opportunity to move, when they may have thought it was out of reach and there are many ways we can help them reduce costs, save time and money.”

In addition, new homes are on average six times more energy efficient and generate 60% less C02 emissions than older style homes, making them more eco-friendly and cheaper to run. All new homes come complete with a 10 year building warranty, homebuyers can choose their kitchen and bathroom wall tiles (subject to the build stages), there is no chain and you can move in as soon as your new home is ready.

Beverly added: “If you’re renting, we may be able to help you get on the housing ladder or if you own your own home but need some extra space, we could have the answer – visit us to find out more!”

Linden Homes is creating beautiful new homes locally in Exeter, Okehampton, Barnstaple, Kingsteignton, Totnes, Blackawton, Paignton, Sherford and Camborne. Visit the website for more information.
