The Orchard: From Small Seeds, Great Things Will Grow
18 Feb 2014

Linden Homes is preparing to launch a new development of just eleven elegant four and five bedroom homes in the heart of the village of Binfield in Berkshire.

The eleven beautiful new homes at The Orchard will be built to the characteristically high specification associated with Linden Homes. The collection will officially launch this spring and the pre-view launch event on Friday 14th March will have limited spaces available – so it is advisable to register your interest now.

Binfield itself is a busy and thriving village, with several churches, four pubs, several shops and a post office, a doctor’s and dentist’s surgery.  The village is close to Bracknell, four miles from Wokingham and eight miles from Reading.

Demand is such that several of these homes are expected to be sold off plan – Simon Pendlebury, Linden Homes’ sales and marketing director says that buying a home off plan has several advantages:

“Some people may have the impression that it is a leap of faith buying a home that hasn’t been built – but at Linden Homes we will talk our customers through the entire process so they know what is happening. They can even come and see various stages of the build in progress. And buying off plan gives you flexibility in the finish of the home because to some extent you can get involved in how it is completed – as you may even be able to choose your kitchen and your tiles, for example.”

Derek and Ann Hough reserved their Linden Home off plan and were able to do exactly this – but Derek says the best part of buying off plan was Linden Homes’ approach:

“The company went out of its way to involve us in the whole process. Every two or three months we would be invited to sit down with the sales executives and go through the plans, see how they had progressed, understand the details of the build and be kept up to date with the forecast completion date. It gave us a chance to really get a feel for how our new home would look.

“We have bought three brand new homes over the years and have never had this sort of service before. It was definitely the best experience. It can be hard to visualise a new home when all you have to go on is the glossy brochure and a model of the development. But if you are given the opportunity to discuss the build at regular intervals, as we did with Linden Homes, you know exactly what you are getting for your money – and that is very reassuring. You end up being extremely confident about your new home because the builder is fulfilling the expectations they have set with you.”

It might be that you have a home to sell that you feel may become an obstacle to moving to The Orchard. This is why Linden Homes offers a Part Exchange Scheme*. Under the scheme, Linden Homes becomes your guaranteed buyer – and takes on the task of having your existing property valued and marketed.

With that side of the move dealt with, you can concentrate on buying your new home because you won’t need to arrange viewings of your old home, you don’t need to pay any estate agents fees and there are no brittle property chains to threaten your moving plans.
