As one of the last pieces in the jigsaw that forms the regeneration of Plymouth’s historic waterfront, Phoenix Quay has played a vital role in breathing new life into this area of the city.

Billed as where the ‘city meets the sea’ its fast becoming a vibrant neighbourhood which is attracting an eclectic mix of residents keen to take advantage of its attractive location.

A total of 123 properties, a mix of one and two-bedroom townhouse, have been build in an award-winning scheme that scooped the prize for the best large housing development at the national LABC (Local Authority Building Control) Awards.

It’s a partnership between Linden Homes, Plymouth City Council, the Homes and Communities Agency and Tor Homes with 92 homes for sale and 31 available to rent with only three apartments still available.

The transformation of Milbay is one of the biggest projects of its kind in the south of England, costing a total of around £350 million to create a new coastal quarter which will eventually feature tree-lined boulevards, gardens. A new marian is also planned on the site of a natural inlet off Plymouth Sound, just opposite Phoenix Quay.

Those that have already moved into their homes at Phoenix Quay are establishing a strong community which is ideally placed for the City Centre, Hoe, Barbican and Royal William Yard, as well as being within easy reach of transport links.

The homes have attracted a diverse mixture of purchasers, ranging from first-time buyers taking advantage of the range of incentives to help them onto the housing ladder to retirees looking to downsize.

All three apartments remaining for sales have two bedrooms, each with en-suite, secure underground parking and fitted carpets. Investors have also been keen to seize the opportunity to buy, with rents ranging £650 - £795 for two bedroom.

One, on the ground floor, also has blinds. The other two, are on the second and third floors respectively with balconies and some pleasant views. Each one has welcoming reception areas, well proportioned rooms, light and airy open-plan living spaces with attractively fitted kitchens with integral appliances including a washer/dryer and beautifully appointed family bathrooms. Built to a high standard with top levels of energy efficiency, the homes at Phoenix Quay are particularly warm and cheap to run.

Sales Executive Deborah Jones says that under the First Buy scheme a purchaser for one of the more expensive apartments would need a five per cent deposit – that’s just under £7,500. A loan of 20 per cent is still available – ten per cent coming from the Government and ten per cent from the developer – which would leave a 75 per cent mortgage spread over five years at zero per cent, the loan to be paid back over the term of the mortgage.

Under the New Buy scheme a repayment mortgage is with either a five or ten percent deposit. This scheme can only be used if it is for a main residence and is not available for investors. It cannot be used on a part exchange deal and no cash incentives are allowed although appliances and carpets can be included.
