Linden Homes Midlands is opening the doors to its Sapcote development for a special new homes buyer’s surgery this month (February 21/22).

The open weekend at The Limes will have sales and financial professionals on hand to guide potential buyers through the Part Exchange and Help To Buy incentives – both of which can save money, time and stress when it comes to finding and buying their dream home.

Visitors will also have the chance to see what the popular development has to offer, as well as take a look around and by inspired by the fantastic show home.

Regional sales manager Bev Bray said: “We wanted to dedicate a weekend to explaining these very two important and popular incentives to our visitors. The new homes buyer’s surgery will offer advice and guidance to help potential buyers make an informed decision.”

Representatives from New Homes Part Exchange and New Homes Mortgage Helpline will be available on the Saturday only, while the sales team will be on hand throughout the weekend from 10.30am until 5pm.

If you’ve seen the home of your dreams but still haven’t had your existing property valued, part exchange could be the answer to a quick and hassle-free move.

The advantages to part exchange are numerous; there is no chain, valuations are obtained on your behalf, there are no agent fees and customers can secure their preferred plot at today’s prices.

In addition, the developer deals directly with the estate agent on your behalf, leading to a faster and stress-free sale. All this leaves you free to reserve the new home of your choice.

Bev added: “What could be simpler or easier with our hectic lifestyles than part exchange! Buyers can save even further, thanks to the Stamp Duty reforms that were introduced at the end of 2014.

“The changes will see the scale of Stamp Duty to be paid on homes fall within a certain price bracket. Homes worth up to £125,000 are exempt from Stamp Duty.

“Stamp Duty is paid at a level of 1 per cent for on £75,000 after – eg the stamp duty to be paid on a house worth £200,000 will only be £750.”

If you are a homeowner and are eligible for part exchange, here’s what happens:

  • Linden Homes will arrange for at least two independent valuations of your existing home and will make you an offer based on their suggestions.
  • This is typically around 90-95 per cent of the average value returned by the surveyors, and will usually happen within seven days to a month.
  • Once you agree the offer, and subject to satisfactory surveys, Linden Homes becomes your buyer, freeing you up to put in reservation on your new home.
  • After that, it's a case of setting a moving-in date, boxing up your things, and basking in the relief of a quick chain-free move to the home of your dreams.

Meanwhile, the popular Help to Buy incentive has already assisted numerous Linden Homes customers to fulfill their dream of moving to a brand new home – either as first time buyers or existing homeowners.

Under Help to Buy, customers require a minimum five per cent deposit. The government will lend you up to 20 per cent of the value of your property through an equity loan, which can be repaid at any time or on the sale of your home.

The Limes offers a range of 128 two, three and four-bedrooms homes. Some are ready to move into now, including the two-bedroom Lambourne, the three-bedroom Ailsworth and four-bedroom Deeping housetypes.
