Last Homes Available At Gresham Mill's Riverside Community
22 Aug 2013

Househunters seeking rural living with urban convenience have the chance to secure one of the last remaining properties at the stunning riverside development of Gresham Mill delivered by award-winning Linden Homes on the edge of Woking.

On the market is a superb mix of four two-bedroom apartments and three two-bedroom townhouses. Surrounded by parkland on the banks of the River Wey they enjoy quick links to London and the Surrey countryside on their doorstep.

The benefits have helped Gresham Mill flourish into a genuine community, ranging from first-time buyers and professional couples to older households downsizing. The neighbourhood has already celebrated a birth and a marriage, and meets regularly for social events.

Gresham Mill features a listed Dutch gabled façade which fronts the 7 apartments and 8 townhouses nestling amid 7.4 acres of beautifully landscaped parkland, surrounded by green fields and the tranquil water of the River Wey.

Behind the main building’s stunning façade, every home comes as standard with features such as fully carpeted halls, living rooms and bedrooms, fully fitted kitchens and Karndean floors in the bathrooms. A 10-year NHBC guarantee and two-year customer care warranty give peace of mind too.

The development enjoys the village atmosphere of Old Woking, which is just three miles from the busy town centre of Woking and six miles from Guildford.

Woking railway station is around 2.5 miles away, offering direct mainline services to London Waterloo in just 24 minutes at peak times. It is also approximately mid-way between Heathrow and Gatwick airports. Nearby are Junction 11 of the M25, the M3 and the A3.

Among the arrivals at Gresham Mill were first-time buyers Jon Varney and his partner, Aoife Corbett, who bought their spacious two-bedroom apartment off-plan. Their first-floor home overlooks the water meadows that surround the development.

Jon said: “We stumbled upon Gresham Mill online and we thought it was really nice. It was a sudden thing, actually – we fell in love with it from the pictures on the website!

“The countryside feel drew us to it but we’re actually in a fairly large town so you have the best of both worlds. It’s the perfect balance. We’re both city people so we like doing stuff in London, but we’re also into walking in the countryside. This place fits in with that.”

He added: “There’s this thing about off-plan that you go into it blind but we have not felt that. We knew the dimensions and the layout. To other buyers I would say go for it, buy off-plan.”

Gresham Mill’s revival is yet another stage of the site’s long history. It harks back to 1086 when it was listed in the Doomsday survey as the first record of river-powered flour-making on the site.

In more modern times it was once the former site of the Unwin Brothers Ltd family-run printing company which was established in 1896 and thrived at the then St Martha’s print works, only leaving in 2007 due to a merger.

Water power continues, however, as a 15kW hydroelectric generator is being prepared on the site to supply sustainable energy from the River Wey. It will feed power onto the National Grid equivalent to usage by about 10 per cent of Gresham Mill’s homes.

Linden Homes Guildford sales and marketing director, Natalie Flint said: “Gresham Mill is a development that impresses visitors before they even reach the front door. It’s a beautiful place in beautiful surroundings where residents love living. I don’t think these last homes will be available for long!”

HELP TO BUY

To people struggling to build up funds, the government-backed Help to Buy initiative can give extra support – even to those with a deposit as small as five per cent. It applies both to first time-buyers and people looking to move further up the property ladder.

It works by the government providing an equity loan of up to 20 per cent of the value of any new-build home worth up to a maximum of £600,000. This can be repaid at any time or until the home is sold.

With the equity loan added to their deposit, buyers are in the easier position of effectively only needing to agree a 75 per cent mortgage from a bank or building society to secure their dream home.

PART EXCHANGE

For home owners, a move to Gresham Mill can be made even simpler through Linden Homes’ Part Exchange scheme. Eligible buyers choose from a selected range, and within seven days a valuation on their property will be made by three local estate agents.

Next a cash offer is made, as long as your current property is not more than 70 per cent of the value of what you want to buy. The only thing left to do then is set a move-in date and get packing.
