‘It’s the best time in 10 years to buy a home’ - North West mortgage expert claims

The combination of new-home incentives and impressive mortgage products on the market makes conditions great for buyers, according to new-build mortgage experts, RSC New Homes.


Andrew Mannion, New Build Development Director at RSC New Homes, commented: “The UK property market has taught buyers and builders a lot about patience over the last few years. In 2026, it has become increasingly obvious that ‘waiting out the market’ is no longer an option. There is a really generous range of mortgage products available at the moment, which has created one of the best times to buy I have seen in many years.


“Lenders have been coming up with creative ways to help people move. Some are allowing buyers to borrow up to six times their salary, offering low deposit mortgages and even slightly improving rates. Ultimately, lenders want to lend, so they are trying to make homeownership as affordable as possible.


Green Mortgages


“We’re also seeing a rise in Green Mortgages, which offer buyers preferential rates on sustainable homes. As every Linden home is built to modern, high-spec energy standards, buyers automatically unlock access to Green Mortgages; this means better interest rates or cashback rewards for properties with strong energy-efficiency ratings, typically EPC A or B. 


Low and zero deposit mortgages


“Some lenders are now offering 95% loan-to-value (LTV) mortgages and 100% mortgages on new-build properties too. When a 95% mortgage is paired with Linden Homes’ Own New Rate Reducer, which can provide a 5% deposit contribution, buyers don’t need to provide anything. This completely bypasses years of savings, allowing buyers to step onto the property ladder quickly. 


First-time buyer mortgages


“First-time buyers also have access to specialised mortgage products, with some organisations now willing to lend up to 6x a buyer's income. Some lenders consider rental payment history to assess affordability, and offer perks like cashback or free valuations too.”


Depending on affordability, these mortgage products are available to buyers at Linden Homes' Warrington development, Radley Woods at Peel Hall Garden Village. With prices starting from £360,000, reservations are now being taken from its newly opened sales centre and show homes.
