Spring is certainly in the air, and Linden Homes Midlands is encouraging budding buyers to make the most of the warmer weather and snap up a new home in time for summer.

And with seasonal incentives for those looking to step onto or move up the housing ladder, Linden Homes has a superb range of properties to suit all tastes and budgets.

“In addition, others have the chance to buy their dream home by reserving it from plan at one of our many new developments, and reap the advantages that buying fresh from the drawing board present.”

Whether you are looking for something chic and stylish, practical and family friendly or smaller and less maintenance, the award-winning developer’s portfolio offers something for everyone – as well a range of cost-curbing incentives including:

Help to Buy – customers require a minimum five per cent deposit. The government will lend you up to 20 per cent of the value of your property through an equity loan, which can be repaid at any time or on the sale of your home. Buyers will only need to secure up to a 75 per cent mortgage from a bank or building society. The maximum home purchase is £600,000.

Also requiring just a five per cent deposit is NewBuy - aimed at bridging the gap for people who have previously been unable to buy their first home or move house.
Linden Homes will work in partnership with major high street lenders to help you buy your new home with just a five per cent deposit and secure a 95 per cent fixed rate mortgage. The scheme is available on apartments and houses up to £500,000.

Part exchange - Linden Homes will arrange for at least two independent valuations of your existing home and will make you an offer based on their suggestions. Once you agree the offer, and subject to satisfactory surveys, Linden Homes becomes your buyer, freeing you up to put in a reservation on your new home. After that, it's a case of setting a moving-in date, boxing up your things, and basking in the relief of a quick chain-free move to the home of your dreams. You can stay in your existing home until your new one is ready.

And further more, there are additional savings to be made on Stamp Duty in many cases, following the reforms announced by the Chancellor last December.

Linden Homes currently has developments in Bedfordshire, Cambridgeshire, Lincolnshire, Leicestershire and Northamptonshire.
