New Year, New Home - More Capital, More Time
03 Jan 2014

The New Year is always a great time to take stock – to review your life and your lifestyle and perhaps plan some improvements. New resolutions often deal with giving up things: alcohol, cigarettes, chocolate... but perhaps in 2014, rather than denying yourself things, it may be time to give yourself something back: Time.

Have you ever considered how much time you spend looking after the garden that is really too large to manage, or repairing the gutters, painting the front door, mending the gate, refitting the bathroom, organising for a plumber to come, getting someone to look at the boiler? Even organising for someone else to do this work takes time.

In a brand new home you wouldn’t have anywhere near so many of these constant issues to deal with.

So the New Year might be a great time to go and have a look at Linden Homes’ Burntwood Square in Brentwood. This beautiful development is a creative blend of old and new. Originally there were new homes and refurbished homes for sale, but it has been so popular that there are now just a few new detached four bedroom homes remaining.

The bathrooms and kitchens in these homes are fully fitted. The fully fitted kitchens have the appliances already in place, which include a fridge/freezer, hob, extractor fan, dishwasher, washer/dryer and oven. Everything is there. And it is guaranteed.

Adrian Bohr, managing director of Linden Homes Eastern, says the peace of mind that comes with a new home is compounded by the fact they are also cheaper to run than many older homes:

“When you do the maths and compare the costs of powering and heating a new build home to those of an older property, it becomes obvious the new build home generates significantly smaller bills.

“The New Homes’ Marketing Board estimates that new homes are up to six times more energy efficient than their older counterparts. They are better insulated, and have energy saving fittings such as double glazing and water meters.”

And, according to recent figures from the National House Building Council, new energy efficient homes could cut annual bills by more than half.

For example, a typical four bedroom Victorian house costs, on average £2,379 a year to run. The new build four bedroom equivalent costs just £1,067.  A one bedroom ground floor Victorian conversion will cost £915 to run – a new build equivalent just £489.

So you could sell your existing high maintenance home, free up some capital and free up some precious time too.

Burntwood Square isn’t just a purely practical solution: It is set within a lovely environment too. The homes are arranged around a central green and set in a conservation area. There is room for the children (or grandchildren) to play; and there is peace and quiet when you want it. You are close to three country parks and within easy reach of the shops, restaurants and services provided in the historic town of Brentwood.
