Competition Goes National For Million-Pound Heath Wood New Homes

Local househunters are facing competition from Manchester and London for Linden Homes’ million-pound Heath Wood collection in rural West Sussex.

A quarter of the luxury homes near the pretty village of Felbridge have already been snapped up and, with just seven left and awareness growing across the country, interest is set to intensify.

Heath Wood is executive living at its finest: five-bedroom homes showcasing the highest quality craftsmanship. The collection is shared between two private addresses set back from a peaceful country lane.

As well as London and Manchester, visitors have arrived from Sevenoaks, the eastern side of Kent, and many local addresses too.

Heath Wood boasts large gardens, expansive rooms, lavish fixtures and fittings, and thoughtfully detailed architecture which embraces the local character. Inside, kitchens are bespoke with granite or quartz worktops and fully integrated appliances.

“The high specification and location of the properties is really wowing people,” explained sales executive Sarah Howell. “No one has walked out of the show home and not loved it, in the colder months, everyone truly appreciated the luxury of underfloor heating.

“Heath Wood has appealed to people in their early 40s with young families and also 50s and 60s; people still working whose family have moved out but they still want room for them – and their children – to stay for Christmas and holidays.

Being on the edge of the village and the rural lifestyle is a big attraction. But Heath Wood also has absolutely brilliant connections. It’s excellent for those doing a lot of international business. London is within easy reach and Gatwick airport is just 10-15 minutes’ drive.”

For commuters, the popular market town East Grinstead, just two miles away, has a train service to London Bridge and Victoria. Alternative stations such as Three Bridges and Gatwick also provide an excellent direct service.

“We’ve also had a lot of interest from people who are downsizers,” said Sarah. “They still want a lovely, sizeable house whilst utilising some of the equity from their old home towards world travel or a home abroad.”

Felbridge itself borders the High Weald, a designated Area of Outstanding Natural Beauty, and is close to local schools, shops and transport links. East Grinstead completes the picture with its 14th century buildings alongside eateries, bars, a theatre and cinema, gym and shopping.

Sarah said: “For families, there is a real draw from the proximity of top private schools, as well as a number of local state schools rated by Ofsted as outstanding and good.

“Heath Wood is certainly meeting a demand. Our visitors agree buying a new home is more rewarding, without the drain of time and money that older homes tend to suffer from.

“Linden Homes purchasers agree that Heath Wood is inspirational and designed for modern living with a number of en suites, utility room and dressing rooms, for instance.”

One of those who bought off-plan for her five-bedroom house was Shelley Sill, who is set to move in with her husband and four children later this year.

“We part-exchanged, which was useful; it would have made it much more complicated without having part exchange. If we had not sold by the time the new house was ready, if we had a long property chain that dragged on, and having four children – it was easier for it to be cut and dried.”

Linden Homes’ Part Exchange scheme is where the housebuilder acts as a guaranteed buyer to save months of hassle with property chains and estate agents. Three homes have been sold that way so far, and Sarah confirmed three further enquiries to use the scheme.

Sarah said: “Part exchange has been very popular for people who despite having the finances to buy the homes they’ve set their heart on are actually quite time poor for the process that’s involved. They just want it to be as easy as possible and that’s where Part Exchange comes in.”
