Buyers Show Confidence By Buying Off Plan At Nash Mills Wharf
14 Jan 2014

The latest phase of Linden Homes’ Nash Mills Wharf apartments at King’s Langley in Hertfordshire, has been so popular that almost 90% of the homes have now been sold. This is all the more remarkable considering that they have been bought off plan.

But then Nash Mills Wharf has much to recommend it: It is located next to the Grand Union Canal, so many of the homes here have lovely views. It is also within walking distance of the station – so although you can live in the peaceful surroundings that this area offers, you are still within easy reach of the capital.

Naomi Burrell is the marketing and communications manager for Linden Homes:

“Nash Mills Wharf has proved an extremely popular development right from the start. Each phase has sold out quickly and this current phase is selling really quickly.  We only launched the apartments in October and now around 90% have sold. I think it is because our customers have had the confidence in Linden Homes to take the step and buy their new home off plan.

“Some people may have got the impression that it is a leap of faith buying a home that hasn’t been built – but at Linden Homes we will talk our customers through the entire process so they know what is happening. They can even come and see various stages of the build in progress. And buying off plan gives you flexibility in the finish of the apartment because to some extent you can get involved in how it is completed – you may even be able to choose your kitchen and your tiles, for example.”

All the apartments at Nash Mills Wharf have their own parking space. Many of the homes also have a balcony or terrace from which to enjoy the surrounding views of the canal and countryside.

Many of the new homes at Nash Mills Wharf have been sold with the aid of the Help to Buy scheme:  Help to buy is the Government led equity scheme launched last year to encourage people to buy new build properties. Buyers need to find a 5% deposit – but can borrow a further 20% from the Government interest free, up to a value of £120,000.

It’s estimated that since the Help to Buy scheme was launched last April, around 18,000 people have used it to help them reserve a new home.
