Buy Now At Heath Wood And Save Up To Nearly £100,000 In Stamp Duty
11 May 2015

A window of opportunity has opened for buyers to save up to £99,750 in stamp duty on a luxury house at Heath Wood, in the West Sussex village of Felbridge.

For a limited time award-winning housebuilder Linden Homes is offering to pay the levy on the sumptuous five-bedroom properties.

Heath Wood is divided into two private cul-de-sacs set back from a peaceful country lane bordering the High Weald, a designated Area of Outstanding Natural Beauty. It’s executive living at its finest in homes showcasing high quality craftsmanship.

Buyers who act fast and put down a deposit before the stamp duty offer closes on 15th May, could save at least £68,750 and as much as £99,750.

Linden Homes Guildford sales and marketing director, Natalie Flint, said: “Stamp duty can be a bother but at Heath Wood there’s no need to worry – we’ll take care of that so buyers can focus their finances onto the things they really want to spend their money on.

“Heath Wood is a beautiful collection of homes, in a scenic area, with connections and amenities on hand. I hope our offer gives families the encouragement to secure that most sought after of lifestyles.

“The stamp duty offer is only available for a limited time, however, so we’re advising people to get in touch and visit Heath Wood as soon as they can. We’ve plenty of help for people to move fast.”

Alternatively, for customers who want to move quickly without the hassle of finding a buyer, Linden Homes’ Part Exchange scheme could hold the answer by taking away having to deal with estate agents and the perils of property chains.

After putting down a deposit, Linden Homes organises for the old property to be valued by local estate agents and an offer is made by Linden Homes as the guaranteed buyer. Once agreed, all that’s left for the buyer to do is get packing.

Off-plan buyers Chris and Shelley Sills bought their house through Part Exchange, and Shelley said: “We part-exchanged, which was useful; it would have made it much more complicated without having part exchange.

“If we had not sold by the time the new house was ready, if we had a long property chain that dragged on, and having four children – it was easier for it to be cut and dried.”

Otherwise, there is Assisted Move - a completely bespoke scheme in which the Linden Homes team will try to secure a sale of the old property at an agreed price within a set period. If the property remains unsold, the deposit is refunded or the selling period extended.

Natalie added: “Part Exchange and Assisted Move are great schemes that we offer to help customers get moving without the hassle that can sometimes be associated with selling their home. The only thing left for purchasers to decide is which one works best for them: Part Exchange, Assisted Move or paid stamp duty.”

The luxury of Heath Wood is exemplified in the Hedgecourt five-bedroom show home, beautifully appointed and with 3,711 square feet of floorspace across two storeys to give a generous spread for the busiest household.

The heart of the home is a kitchen/breakfast/family area opening into the garden, with the added luxury of a media room, study, pantry and utility room. A spacious living room, dining room and cloakroom complete the ground floor.

Upstairs, dressing rooms and en suite bathrooms serve bedroom two and the master bedroom – which exclusively surveys the garden from a Juliette balcony. An en suite also joins bedroom three.

Two miles away is the bustling and popular market town of East Grinstead, which has a train service direct to Waterloo in one hour and 14 minutes. There are also stations at Dormans 2.5 miles away and Lingfield, just under 3.5 miles away.

Howard Cundey is the agent appointed to handle sales for Heath Wood. To find out more and to make an appointment to view the show home, call 0844 488 1672 or go online.
